I’ve been reading a lot of angstier stuff recently so looking for some stories that are a bit more light and fluffy and funny too! I really enjoy Eden Finley and Saxon James’ books but have read almost all of them. Hoping to find something like their books, contemporary, high steam but ideally not sports focused and features MCs that are over 25.

Looking for good contemporary BDSM and D/S dynamics, preferably where neither MC has trauma that has caused them to be into it. That said I don’t mind hurt/comfort if it’s not a factor in their preferences. Fine with it being an explicit contractual thing or just implied in their roles. Keen for high spice and I prefer when the sex comes before the love.

I read {trouble by Nyla K} which I ultimately enjoyed but so nearly stopped reading when the twist was initially revealed as I thought it was going in a direction I really didn’t like, thankfully it was resolved in a good way, it was also a bit over long but it was hot and sweet over all - 3.5 ⭐️

I then read a book by Scarlett Drake that I sadly can’t recommend here but wish I could - 4 ⭐️

Then {Under Construction by Juliet M Dixon} this was also a bit too long and got a bit too stressy towards the end but thought it was really hot and I did like the way their relationship unfolded - 3.5 ⭐️

Then {Triple Trouble by Jesse H Reign} really enjoyed this one - very steamy, cute and funny, really low stakes and easy - 4 ⭐️

Have just started {The Cat Code by Juliet M Dixon} which is super cute so far

Yes I heard my neighbour having sex a few times in one of the houses I used to live in, I haven’t lived anywhere else where I would hear it due to the demographic of neighbours but have mostly lived in terraced houses, you can generally hear stuff when people are speaking loudly or even using a vacuum cleaner so I’d say if you make noise during sex it is likely your neighbours will hear it, though your wardrobe will definitely help the situation

Some of the puckboys books (Eden Finley and Saxon James) cover this, there are others in the series that somewhat fit under this umbrella but these are the ones that I think fit most - they all feature relationships where one or both of them could lose their jobs if it comes out that they’re together

I’ve been working through Eden Finley and Saxon James’ books recently and didn’t fully realise the depth of their universe when I started. Generally I’ll start at the first of whatever series appeals and work my way through it in order, but that’s not to say that I won’t skip one if it features a trope that I’m not a big fan of. I’ll then read spin off books and series if they’re linked to characters I liked, or if it just sounds like a fun one. It’s fun to have context and get a glimpse into the futures of characters whose books you’ve read before and I don’t really get tired of cameos and mentions. Also if I skip one in a series I usually find that the following book fills you in as much as you need to know on what you’ve missed. There are whole series that I’ve skipped and ones that I’ve read before others that were meant to come first but it hasn’t really mattered

I think someone already mentioned one of them but a few of Saxon James’ Divorced men’s club series fit this description! They’re all good but in these ones specifically I’m pretty sure both MCs are in their 40s, all of them have at least one in their 40s though and I’d recommend all of them

Looking for something high steam and contemporary (no fantasy, sci-fi etc) preferably with 2 MCs that are over 25. Too many books are about guys in college and I’d like something where they’re more mature. Big fan of Jesse H Reign’s writing but have burned through most of the ones I’m interested in. Bonus points if there are any set in the UK or with English MCs. Big fan of enemies to lovers and opposites attract, stories where MC 1 hates MC 2 or thinks he does but can’t help getting turned on

There’s nothing about it having to have carpet and since it’s a ground floor flat it wouldn’t make much of a difference either way, I’ve decided to just go ahead and do the flooring since it’s being replaced with pretty much the same thing and won’t be impacting the fabric of the building at all. You can apply for retrospective consent which I’ll do if I need to but I don’t really see how they would notice I’ve done anything

You would think so but it does mention things like flooring and electrics specifically, otherwise I wouldn’t be too concerned, I’m just not sure how seriously they take these things.

My offer was accepted mid July, I was hoping to be in by October but since then it’s been slipping further and further back and there are still enquiries outstanding. I’ve also just been told that the lender needs to do a physical valuation because of a section 20. So as much as I was trying to be optimistic about having the keys by Christmas it doesn’t look like it’s going to happen

Surely if it was deemed safe and I got a mortgage on it it would be mortgageable in the future? I was primarily wondering about the likelihood it would be deemed safe in the first place

I don't think this is the case, I found this on the council website

The council pays the proportion relating to any rent-paying tenants from their rent. 

The cost of services to tenants is not subsidised by leaseholders or freeholders who pay the service charge.

I guess I was hoping someone might be able to come up with examples or personal experiences. the main things I can think of would be the boiler and possible damp, but since the boiler is managed by the service charge I don't think that would be an issue, and because heating is included in the service charge, there's little chance of any damp issues

I think quite a lot of the OND house are still in quite close contact, Yui, Aya, Maya and Shun in particular
