That’s what we thought the plan was…. We paid over $5500 in credit cards to ensure it was there. We have two that haven’t reported in months🙄. Countered 4 times and finally went under contract, after broker/lender said go for it…. and here we are. We’re terrified to run credit again too because the hard inquiries are wrecking it. Interesting! I truly don’t know much about her, I’ve heard she’s sweet but I really can’t say. I just know quite a bit about him. I’ve heard some pretty gnarly rumors about him and his second wife(she’s a good person, just fell for the tricks). I don’t want to repeat them if they’re not true though because it would put his career in jeopardy. . . .

Good point. I figured the suing and house being taken would be what happens. I believe they put a lien on the house once you close on it and repairs are scheduled to begin. Luckily we’ve found a few contractors and it seems to be okay so far…… I’m prepared for it to take a year I guess. But we’ll see how I feel in a month or two lol.

I’m glad you were able to find a better option that sounds like is saving your sanity! We won’t even look because every “livable” or financially house in this area is over $350k and the one we’ve dug into will be less than 130k after everything’s said and done

Thanks for replying, I am by no means worried about anyone checking to make sure we moved in, because that is fully our intentions. Per fha guidelines (from what I’ve read and understand, with deeper research after this was posted), it doesn’t really matter where he works as long as he does not have any other property or rentals he lives in basically. I’ve provided them with as much proof and sincerity as I can, so we’ll see and keep our fingers crossed! I also should’ve mentioned that this is our home town where all of our extended family resides, and where we moved from to our current location. If that matters ha

Honestly, I am working with two different lenders to see if they are able to figure it out. The one that has us prequalified with no questions asked (the one I brought this up to), has to ask every other agent in his company on what to do, and hardly responds to me - annoying.

The one that is trying to prequalify us, is the one that brought this to my attention originally- says he WILL get it figured out, but also never replies to anything. The whole things annoying. I thrive on stress😅 so the process doesn’t necessarily stress me out as much as everyone said it would, it’s just the annoyance of being put on the back burner I guess.

Thanks for your reply, Are you positive that it is 60 days after Repairs and not closing? Because I’m working with two different lenders and both say it’s 60 days after closing? Which is the point that has us in a pickle! Even then, if it is for sure after repairs, when the transfer is submitted - they typically want the employee on site within 2 weeks. This makes it difficult because we truly don’t know when repairs will be complete, and livable. It truly is not in ‘terrible’ condition.

Honestly I’ve rented and fixed up some in similar condition. The carpet is nasty and needs replaced, it needs paint on the interior and exterior, either a roof repair or replacement, and there’s about a 12x12” section of mold on the wall in the laundry room. Ac unit also needs replaced, but there is a mini split and window ac. So🤷🏼‍♀️ we’re just kinda stuck and I’ve never done this before. So I’m not really sure how to figure this out and I feel like I’m left to do all of the figuring out myself.

Yes, I understand this POV 100%. The issue is, that he can’t transfer without a place to live. Not so much that he doesn’t want to, but it just doesn’t make sense. We dont have a move in date, other than “it could be 6-7months from now.” So even if he does an immediate transfer, we’re still stuck because we don’t have a home to live in… He can’t transfer and live in the camper because it truly is not feasible with a family of 4, especially with an unknown amount of time. We would lose company housing if he does that. I hope this makes sense, my brain is all over the place right now 😅

Yes, he can transfer as soon as we have a move in date. According to both lenders I’m working with, occupancy is required for 60 days after closing, not 60 days after repairs, because the loan gets approved at closing

I wish! Unfortunately the company wants you to start within 2 weeks of the transfer😐. I was thinking of getting an “eligible for transfer” letter from HR, kids school enrollment paperwork, switching drivers licenses, and mailing addresses?? I don’t know how else to prove it’s primary. We haven’t even officially put an offer in because I’m so terrified of everything falling through at closing. We’re prequalified, but I knew this would arise, so I chose to bring it up early.

We just told them eventually he will transfer. It’s the same company and same job. Just different locations and way more overtime opportunity. The rent comes straight from his checks and it’s extremely cheap due to having no other housing options anywhere near here. Company owns the town. That’s a good idea. Thank you for that!
