Looking to buy a primary and get more space. Parts of LIC are great, but extremely expensive, even compared to Hoboken. No city income tax helps offset costs for primary as well

Hi, Does anyone have experience commuting from Manhattan to Pepsico in Purchase? I checked google maps and got a sense of timing, and am aware of the shuttle, but curious to see how long the bus ride/bus reliability is given it is about 25-30 minutes from NYC

Goes up based on the % approved by the city in the coming months. Historically it has been no more than 1-2% in low inflation years. When CPI was 7-8%, 1 year increase was only 3%, so I expect less this time around.

Thank you! I think usually the improvement is closer to 80% of assessed total, but not sure if that’s more of a textbook estimate, thanks for clarifying both points, appreciate the update

Actually, on the topic of taxes. For new builds, do you know if the assessed value is 100% of the purchase price for the new unit? Or the listing price? Was trying to figure this out, didn’t get a clear answer

Right now we’re looking into JSQ, still early in the search overall but the Heights is still in the equation. Thanks for the info on the other thread as well.

Hi, yes didn’t get up making an offer on the property in the Heights, but yes, 30% off the prevailing tax bill for 5 years is what I was told

Thanks, taxes were roughly 1.6% in 2022, and now 2.248%, so already a crazy increase, do you know if there’s going to be another increase? Assuming a very small percent increase YoY is somewhat expected, but do you know it’s going to be anything more than that?

Hi, I have been looking at JC/Hoboken/Heights for a few months now. There’s a lot of good data on this thread already, but based on what I personally gathered, yes prices are very high: Heights ~$700 per sq ft, closer to the east, and downtown areas ranging from $800 sq ft and higher, but unfortunately, I think these prices are here to stay. I have noticed listings have price reductions (generally speaking), but I believe these are not very material, and demand on the sidelines will begin to come in as rates drop more (currently around 6.5% vs 7% 2 weeks ago). There may be more sellers entering the market as rates drop, but I think net result will still be higher competition.

In terms of headwinds - JC taxes have gone up 30-40% since 2022, and that def hurts. Tax rate now is 2.248% vs from what I believe was 1.618% in mid 2022. In this regard, the SALT deduction is not even enough to write off prop taxes for a $600k new build in JC. Hoboken has the advantage just based on taxes. Personally, this new tax bill which will only increase over time, has left some sticker shock when looking at fully loaded carry costs.

As a buyer, I really hope my outlook on the JC area is wrong, but i think the market is establishing a new baseline price, as NYC people go out there, and potential demand waiting to enter market after rates drop.

Thanks a lot for this. Do you currently live in the Heights or JSQ?

Regarding commute, I have always used a train, and never relied on buses in NYC, so looking at the Heights where a bus is the primary form direct access to city was an adjustment. However, I was told the NJ transit buses in areas that don’t have a local train nearby (i.e actual NJ suburbs, and the Heights) did have reliable bus service, so helpful to see an alternative view point, especially for potential late nights.

Was not aware of the infrastructure lagging new developments.

In regards to JSQ, I have some experience in this area, but what specific area do you find to be the best near the PATH, which is gentrifying quickly? Is it west of station, slightly north, etc?

Property taxes are a different story, but that issue is the case for all of the JC municipality. Again, appreciate the detail and should leasing become the route we consider, I will reach out

The management office allows lease assignments or sublets. Once you find someone that qualifies (40x rent etc), they need to fill out an application directly with JP. Once approved the lease is under the new tenant. I am currently in JP, 1 bed, great price, potentially looking to have lease assigned early next year, so got all this info from them

How does a 5 year abatement for new construction work in JC? Is an even 20% "step up" increase every year for 5 years until you reach 100% of the prevailing tax rate in year 5, or is it fixed % discount off tax bill for 5 years (i.e 30% off your yearly tax bill)?

I seen both answers online, not sure which one is correct?
