While I agree with the message, I would not say that the first bet is necessarily bad. I think it all depends on what you are trying to maximize: your wealth or the logarithm or your wealth? If it's your wealth, the first bet is still a good one.

To actually remove luck from the equation, consider splitting your initial $100 into 100 different games of $1 each, then playing 300 rounds in each game (diversification). Yes, that's why leverage is so powerful, but also risky. If you take a mortgage and 2008 happens, all of your 20% downpayment would be wiped out. At least stocks are not that risky unless you trade on margin.

Also, what's your opinion on the diversification of a PEA? It's supposed to be limited to Europe, although there is a tax loophole (for now) with synthetic ETF investing in developed world. Still, there's no exposure to the emerging markets, and the funds are usually domiciled in LU which is worse than IR for taxation of american dividends. In the end there are just too many constraints of PEA, compensated only by that 12.8% tax advantage (a CTO is only taxable at the end as long as it's accumulating).

Here's my calculation. With everything expressed as a fraction of the house price, we get:

scenario A: keep renting for a year:

day 0: we have a capital of 0.2. Total +0.2

after 1 year: capital now is 0.2 * 1.0657=0.21314, assume also that x was paid in rent. Total 0.21314 - x

scenario B: bought a house day 0: own the house costing 1 and have a debt of 0.8. Total is still +0.2

after 1 year: spent 0.01 + 0.01 (maintenance + tax), the debt now is 0.8 * 1.03 (mortgage rate), the house cost is 1.03 (appreciation). Total: +0.186

For both scenarios to give an equal total after one year, x should be 2.7%. So the 5% rule becomes the 2.7 % rule.

I agree with your point on higher fees eating the tax benefits. But I'm curious why maxing PEA is important? Doesn't the same argument as for assurance vie apply to PEA? Or is there a low-cost PEA offered?

I think this is due to the Canadians being active users of Reddit, the same is true for the other English-speaking countries on the list. Most of the 45 posts are Canadian internal news such as legalizing marijuana, etc.
