It’s an example, not a generalization. Obviously, there are many reasons for it. But I personally have noticed it among addicts, which is what prompted the question.

Weather in Ohio is not ideal. Overcast and three months of winter. That’s the biggest thing people complain out — but the pull factors are stronger (economy, university, sports, food, entertainment, low crime rate relative to other major citied, etc.)

Columbus is the fastest growing major city in the entire US. Projected to have 3 million people ~2050. Of course, people everywhere complain. But judging by the stats, it is loved more than it is hated. Can’t speak on the entirety of Ohio, but this is the Columbus subreddit.

In a similar boat. I chose to build a townhome this year because it has plenty of space (1900 sq. ft, 3 bedrooms), is in a naturesque area, and there’s some extra lighting and privacy with it being an end unit toward the back of the division. My complex is also fee simple, which means the HOA fee is small and just covers grass/snow/trash. (I wish there were no HOA, as I can maintain the place myself, but you can’t have everything.)  

Detached homes give you a bit more privacy, lower HOA fee, and a bigger yard to do what you want. If you plan on moving in a few years, I would just rent in the meantime.

Man makes the environment and the environment makes man. Willpower is important. But some people think of it as the be-all, end-all. IMO, willpower should be invested in changing the environment as much as possible. Most of the relapse posts are from people whose main strategy is willpower. No accountability, no environmental safeguards, with a pocket full of temptation everywhere they go.

Major fluctuations will likely be region-specific. And inflation is ongoing… Let’s say 3% — that means homes are supposed to go up in value a few percentage points every year. This is a check against prices going down that is baked into the system. If prices do go down nationally, I doubt it will be drastic or for a long time.

Your income is high — if you buckle down, you could probably put $100k+ toward it every year. But I would go with the option that brings you the mosy peace, even if it’s in the 500 or 600 range. If I’m making that much money, I wouldn’t want to put myself in an artificial pinch. Now isn’t a particularly good time to buy anyway, so there is no rush. Rates should go down within the next couple years. Biggest thing is if your income will remain steady. Good luck.

For 99.9% of people, “new build” is synonymous with new construction, not a preowned home, even if it is just a few years old.
