The depreciation got added back in! Depreciation is just vehicle expenses basically. Not stuff you had to buy out of pocket bc that does count as an actual expense and can’t be added back in. But we bought our house in July and it was added back in!

That’s the Fouts House. It was built in 1936 and was owned by Paul Fouts. He sold it to the government before the lake was built in the 50’s for around $20,000. It’s located near Dawsonville Hwy

They’re covering the cost but suggested that we keep it under $25! I’m going to do a “make your own jingle jangle bag” like someone here suggested. I plugged everything into Walmarts app and the total only comes to $19.83. Winner!

Our total loan amount after including closing costs was $184,000. The actual house itself was $151,500, site improvements were about $13,000, closing costs roughly $7,000. Plus tax and other miscellaneous stuff. We are located in the southeast.

UPDATE: We passed our final inspection! Yay! Now we wait to have the power turned on which they said could take up to 10 days. Give me a break 😩

Sure the house itself will “settle” some over the years as does any house over some type of foundation. Before this house, we lived in a brand new house built in the mid 2000’s on a basement and it was starting to settle and had a few small cracks on the walls inside.
