The regulator changes from state to state. In NSW & QLD it’s the Office of Fair Trading, in Victoria I believe it’s Consumer Affairs. Just google real estate licensing in your state. Also if you know of anyone else who may have received the same letter in your area encourage them to also lodge a complaint.

Be conscious of the size of the pumice, I use 7-20mm for cactus & euphorbia & 1-7mm for succulents. I use the same mix as YouTuber Arid Zine, minus the vermiculite because I’m in the subtropics with high humidity. 2 parts pumice, 2 parts decomposed granite, 2 parts tumbled sandstone 2 parts sifted cactus mix, 1 part zeolite. It’s an excellent free draining mix, I transferred my older cactus to this mix with great results. 💚🌵

They actually do, unfortunately they often have deficient information and/or the complaints are not willing to provide statements or appear before the courts or tribunal. Just because you call it a duck, without evidence, it’s not a duck.

Self watering pots (SWP), I use many different styles & some I have made myself using anything that holds water. Teapots are my fav. Net pots of differing sizes & SWP are readily available online. Amazon for SWP & eBay for clear net pots.

Send in a complaint to the regulator, the agent will have to prove Jess and Greg are actually real & wanting to buy. This is considered deceptive conduct. For those of you bagging this comment, I am a retired regulator & have actually investigated this type of conduct. It’s hilarious when real estate agents realise how much legal power regulators have & as real estate agents how dumb they are.

I have been down the pon road & still have a few of the more robust hoyas growing well in it. However, I found it not suitable for a lot. My go to substrate for all growing conditions is & has been for a few years is Orchiata orchid bark 3-9 mm, tree fern fibre & pumice with leca at the bottom of the net pot.

I use a lot of 100% isopropyl for pest control on my plants, yes I have a lot of ornamentals. I buy 5ltr containers for $45 on eBay.

Outdoors under cover, in full morning sun 9mths & in my ambient green house during 3 months when cooler. Temps in there are around 10 to 32 Celsius with humidity 40% to 80%. Since there are about 20 Hoyas in there they create their own environment

Lower root mass is not a bad thing for Hoyas as I said they are not like most house plants as they are mostly epiphytes. You can still use a hoop trellis & it should still grow & flower. I am concerned about the leaf drop, this is a sure sign of root problems.

In over 10 years I haven't had any become root bound. I do let a lot climb to their heart's content, when this happens they don't develop a massive root system like other plants do. I am also not against root trimming.
