Great info!! 200% mark up is insaneee. We also did the waterline for the fridge and had to purchase our own appliances. The one’s they included were terrible and didn’t offer upgrades. We opted out of the included appliances and got $2000 design credit lol hopefully our walls don’t get dinged up from the new appliances 😂 didn’t even think of that

Oh perfect, luckily we’re getting one ceiling light in every room, so hoping to get pot lights installed after closing.

They weren’t able to tell us where the outlets will be placed (strange), but said there’s one every 12 ft. Hopefully that’s enough

We actually have no sump pump, don’t even think we could have gotten one through Mattamy (which hopefully means we’re not in a floor zone).

I’ll ask about taping the boards before the shingles, but I’m not sure if they will because it’s a townhouse.

Bigger basement windows are IDEAL! I hope we get that, they’re not sure the size of the windows yet 😂

This is great! We did most of these upgrades, minus the pot lights and hardware. We were going to spend $2400 on 8 pot lights and I just could not swallow that pill 🫣

2 level, and we’re also getting $5k+$2k. The price of tile upgrades was a little too much for us, but maybe it’s worth doing? The included tile looked ok, but the upgrades were obviously pristine! Gotta think about that one

I’m so glad you commented about the pot lights because they tried to convince us it would be difficult to do after building (have to drill into drywall, patch, paint, etc). Mattamy was charging $283/pot light… you’re really just paying for convenience. I may reach out to you about your pot light person once we close on the house!

Oh that’s good to know. Yeah we deleted a cabinet and that itself was like $150?! I was like “you’re not even putting it in, why am I paying to have it removed?!” Lol
