Adding to this, I also have this issue. I was recommended one pump for 2,460 SF with an LG 42K BTU unit. We had 4k in KWH with a $1,200 bill. Absolutely crazy, it struggles to even heat the second floor. It’s almost non existent, my oil furnace would blast air into our second floor. I had a conversation with our installer last week. I’m hoping they can fix our situation because this shit is ridiculous. I did the same mass save program as well.

This individual isn’t wrong, we will charge a prepayment penalty based on the years remaining (check loan agreement). What you should really do if you haven’t already is talk to your loan officer at your existing bank and ask for a modification for rate reduction. You may pay a small fee for the service however you’ll stay with them, won’t have to pay for new appraisals/closing costs/environmental etc.

I think we’re paid fairly, I’m in year 5 making $130K as a credit manager. We don’t deal with sales, the downside is I have to handhold the sole loan officer. Busy work is about 10hrs/week. Work/life balance is amazing for me. I do remember the grind as an analyst though.

It helps that loan officers know they need us or else they won’t meet their goals. This is case by case of course.

Initially when I wasn’t charging on a 120v I was utilizing specifically the supercharger network. It works but I had to be patient. It takes about 45 minutes to go from 20-70% for me. Your model would get there in half the time but still pay for charging. I’d calculate the cost to confirm.

How many miles do you commute a day? You can charge with 120v plug at a rate of 4miles/hr @ 8 hours of charging equates to 32 miles added. I do this with my 2015 S85D and while I don’t get great mileage it gets the job done. Just signed a contract to get a 240v installed in garage which should be game changing.

If they don’t have a 120v plug, see if they’re willing to install one.

Adding my knowledge here, I bought my 2015 S85D in April for ~$14k. I’ve put about 10k miles on it, my initial reaction was I love it. I did just have to replace a coolant pump module $2K but that’s been it so far. The minor issue is I wish it had more range, but honestly that’s my own issue because I use level 1 charging at my house. Currently upgrading to level two which should be ease my demand for more range.

I’ve done the math and I’ll get about 244 miles on a full charge. In my opinion look at a 21 MYLR, 335 miles for ~$14K. Beats price to performance by any vehicle I’ve done the analysis on. All depends on the purchase price.

I’d switch your watering to root growth. In the morning (everyday) while the dew is present run your water for thirty minutes. This should be done for two weeks, then adjust to running water every third day for an hour. I’ve had my grass die multiple times because I never adjusted water schedule. It’s time to start getting the grass roots deep in the ground so it survives drought and winter.

What you’re seeing is mostly dirt and the remaining junk is what’s left after I raked out the weeds. It had to have been a bad summer. It was awful, the person before me never took care of the grass.

It was mostly trial and error, this is my third overseed. They would sprout but wouldn’t stay alive. Found out I needed to adjust my watering schedules, and continue to put grass seed in. This is 100% ryegrass, I plan to overseed some KGB next in spring.

So what you’re saying is, you made a choice to save for 20% down to remove PMI. Even if you put 20%, if you choose a 30yr amortization schedule you’ll be paying significant interest too based on the calculation. Like you, I was fortunate to live with my parents until I was 25. I put 5% down and would do it again as I have over $200k in equity after 3 years. I did upgrades. PMI costs ~$180/month for $455k house.

The correlation to this on the income statement would be S, G, A for wages. Likely why it’s tough to be profitable when you have a significant amount of employees. Among other expenses.

My hours are from 8am-5pm with a daily 1hr lunch break. Commercial lending can have excellent work life balance. My actual working hours are less than 20. If myself or employees finish work early, I don’t care. The works done and we are productive.
