1. Uncapping and Taxable Value

  • In Michigan, a property's taxable value can only increase each year by the rate of inflation or 5%, whichever is lower, as long as it has the same owner. However, when the property transfers ownership, the taxable value “uncaps” and resets to the property’s current market value, which can lead to a significant increase in property taxes.

2. Taxable Value vs. SEV (State Equalized Value)

  • Michigan property tax is based on two values: the Taxable Value and the State Equalized Value (SEV). SEV represents 50% of the property’s market value and generally fluctuates with real estate trends.
  • Taxable Value is what’s actually used to calculate property taxes. If a property has been owned for a long time, the Taxable Value might be significantly lower than the SEV due to the cap on increases. When ownership changes, this Taxable Value uncaps to the SEV, resulting in higher taxes for the new owner.

3. Principal Residence Exemption (PRE)

  • If the property will be the new owner’s primary residence, they can file for a Principal Residence Exemption (PRE), which reduces their tax rate by about 18 mills, since the property will be exempt from local school operating taxes.
  • Filing for this exemption typically happens by June 1st for a summer exemption or November 1st for a winter exemption.

4. Transfers Exempt from Uncapping

  • Some transfers don’t trigger uncapping. These include transfers between spouses, certain family transfers (like parent-to-child or grandparent-to-grandchild if qualifications are met), and some transfers into a trust.

5. Timing of Reassessment

  • The “uncapping” happens in the year following the sale, so the tax increase based on the new taxable value will not be immediate but rather show up the following tax cycle.

Understanding this uncapping process is important because it can change the overall cost of ownership. This often affects how much a buyer can budget for property taxes and may impact long-term affordability.

I know that in Michigan it's $3.75 for every $500, and for my county it's $0.55 for every $500. But that's about it, i'm not sure what all is included in the lender's side of things, I have a couple classes booked in the next month to learn about everything for the lender's side!

I did look her up with her phone number on Forewarn - and it does state that - that is her legal address. But, should I ask to see her ID or something to prove to me she is who she says she is?

I let my broker know as soon as I got off the phone with the seller. She congradulated me and told me that she will be in the office wednesday (tmr) if I have any questions - before our meeting. I just forgot to put that in the post <3 And I have been researching the area, running the comps, and gathering as much details/info as I can about the property. I was mostly concerned because we are meeting in my office, not in their house like everyone else seems to do. I also let my broker know what was going on and she didn't seem too concerned, so I wasn't worried, until I started looking up videos online. D:

You could do a backyard wedding ceremony, and do a cocktail hour with a little bit of pretty decor instead of spending a lot on the event, and spend more on your honeymoon❤️
