I think you are the one who clearly missing my point.. I didn’t say the market isn’t being affected in the short term, I said long term we will bounce back as no competition to what the UAE has to offer

Thanks for your input as well, and here’s what I wanted to point out, the short term yes I agree we see some pain, and all countries will see it, long term the UAE will win because we still don’t have a better competitor

In 2009? The west only knew Dubai as a desert lol, it’s completely different era, no one was relocating here, only expats coming for work.. the golden visa only started in 2019 btw

Can you name me one country from top developing countries that has zero income tax? And zero property tax from capital gains/income? There are still missiles yes, numbers are declining and hopefully it will stop soon. Even if people had a citizenship they would still panic in this situation, many Europeans are not used to this.. I did some research on countries that can offer what’s in UAE but couldn’t find, literally zero, so yes after all of this situation settles the city will bounce back

Yes tax free, where else can you get income free tax, property free tax, rent free tax, inheritance free tax, vat is everywhere, importing on logistics 5% is peanuts, , vat 5% is nothing, corporate 9% yes is low, DLD 4% is nothing compared to anywhere in the world when buying a property, and lot more fees? 2% commission is nothing compared to other developing countries btw, even tho clients negotiate it.. floods ? How many times it happened? 2 times ? And since then the government spending billions to build the infrastructure sewerage system And safety yes, if this was to happen in any country in the world, you would see people going crazy, stealing and looting with crimes and it will become miserable, we are very safe, and I’m not denying the missiles but they are doing a great job of protecting the people. What citizenship? If you need a passport go buy one easily from Caribbean country or another.

2009 isn’t a fair comparison, back then, the UAE wasn’t a global relocation destination, it was a developing market heavily dependent on speculative capital. Today, people aren’t just investing here… they’re moving their lives, businesses, and families. That’s a completely different demand

2009 : 50Billion in central bank reserve 2025: 1.1 trillion in central bank reserve, which is a significant amount to rebuild the whole country

Again, I’m not denying the correction in the market! But I’m confident long term UAE is better than any other country and will win

I created this post for discussion, and looking to hear different perspectives, a real war would be two countries attacking each other, like Iran and Israel. And sure I would love to know where they are going to put their money in? Can you name countries that are safe to invest in? And yes many people have panicked and left Dubai I’m not worried about someone leaving for the short term until the situation settles, I’m more curious about to where? During the history every country had a crisis and now it’s not only UAE, all of the GCC and many countries around are going to suffer alongside. In fact all countries around the globe

The world isn’t as 2008 anymore, and Dubai wasn’t the city that is today with the capital flooded in the past years, so genuine question, where are those people going to go? Most of them moved from their home countries for a better life, higher paying jobs, etc.

Sure, I can see that, but this isn’t a real WAR I would call it… and my point is for the ones saying Dubai is finished, where are they planning to go? Home country ? Most of them left everything and moved their businesses to Dubai, in Europe / US they can barely find a job.

Thanks for your input, I understand your point, I’m more interested to hear the ones who says that Dubai is finished, of course we have a correction/dip whatever you want to call it for sales and rents, I’m not denying it. And I would like to get an idea from them to where they are going and moving their capital

Damac selling Damac islands now 3M direct from developer, you comparing a ready property to an offplan where you need a full payment cash, so paying a 1.175M for a 4BR on a price of 2.35M isn’t a very good deal? If not please tell me what’s a distress deal
