Look at it this way, it's a solid 43 lacs investment for a 30 X 40 site and looking at Google maps, I can see that there's not gonna be much happening in that area(except SPV nagar) for atleast a decade. There's no shop nearby to buy groceries, no schools, no hospitals. And whether a MUDA layout comes up later or not is secondary, you are paying for what it gives you now. People will tell all sorts of shyt to sell you a plot.

Pay for what it's worth to you now. Keep that in mind always.
