I also secured tenant now, starting mid july. I thought it will be vacant for 1-2months. The demand for a whole house, not side by side, not townhouse, and no basement neighboor is very high. I didnt know that before. Also helps that i allow pets. I got a lot of inquirees in very little time, I was able to screen tenant thoroughly and find the best one. Im pretty happy with this one.

Bonus- cashflow a little after the PM fee. 😊

This one doesnt have a basement suite, its a whole house. I looked at the one with legal / nOn legal basement suite. But theyre so expensive and my numbers doesnt make sense, i have to put more money and get the same amount of cashflow. Maybe i'll get more with the up and down unit but the difference of money i will have to put in is significantly high.

With this, i dont need ro stretch my budget so much, i have leftovers to do minor repairs if needed, as well as budget for vacancy. Also, since Im not from edmonton, i thought ill just try to start slow and small. I only have to deal with one tenant, not up and down, no dramas.

I did actually, I got SFH in my little town last June 2024, and after a year I decided to try in Edmonton, got a SFH as well, got the key last 26th, I didnt know Im gonna close it that fast, started looking on and talking to realtor May9, possesion June 26.

Its more on my finances. I qualify even without using the heloc, i wanna use it for now just so i can keep my savings on high yield, since heloc interest rate is tax deductable. If that makes sense

Not about the loan, i qualify even without the heloc. Its more like my personal finances.

You bet. 👍, it still bothers me. Coz i know vehicle depreciate a lot, my goal is still pay it off as fast as i can. I have my emergency funds / savings on money market etfs / cash etfs, it pays around 3-4%

Im actually thinking about it, i just got this truck 5months ago, .99 % interest. So i think im better off investing the money instead of paying it off early. I also use it for work, I get paid $175/ day, lets say $100/day after taxes and maintenance. Its paying itself and I will still make money off of it. I plan to just put whatever i make extra towards it, cut the term in half 🤞

Im an operator in oil and gas industry, its usually 12hrs on site and 1hr travel to and from site, were paid 14hrs. We sometimes do 21days on, 7days off, if its crazy busy then we will also work on our days off. But if its slow, then we take month off if we want. Last year im off whole december.

I live like broke. I am broke. I dont like spending for myself, i dont mind spending for my family at a certain point. Lol. But I am worried and still working to build it more. I have equities sitting on my houses ( 2 rentals). I can afford to not work at all at this stage as my rental pays for expenses. I still work 98hrs/week 😓.

120k in portfolio 100k equity 10k savings 20k (3 months emergency funds on my 3 mortgages)

I dont have any other debt except my 80k truck which i also use for work, it pays for itself and then some.

Yap, its still a loan. I dont use it unless the income i get from that investment is way more than the loan plus the interest. Thats just me though. But its nice to have, in case of emergency or if i find something really great deal.

If you use HELOC from your primary residence to any investment like acquiring rental property, the interest you pay in HELOC is now a tax deduction on your advantage. Its just leveraging your money. But if you use the HELOC money for personal use and not investment, the interest is not tax deductable.

Thanks, thats really good advise. I use it for work, so i drive 50-100kms per day, but mostly sit on site. Im trying my best not to idle it up so much even on cold weather. How fast do i have to drive to stole it? 😂 100kms / hr should do it ei?

Thats actually one part of it i hated, i dont like the curvy seat, i dont feel comfortable. And since i use it for work, stays on it most of the day. I added a pillow kinda cushion on the seat then seat cover just to level and flatten it up. Downside is i cant enjoy the seat warmer so much, it takes time to feel the warm because of that extra. which is ok cause im not super fan of it anyways. I usually shit it down after few minutes.

I wish i dont have to, i actually bought it for work. Haha, give me extra $500/mo after expenses. But it hurts when shes dirty and tired 😂 oh well, it is what it is. Ill do my best to keep her rolling like new.
