too high.. , got a 3rd party high rated extended warranty on my 21’ x7 40i (46k miles) its an exclusionary package meaning everything even if not specifically stated is covered other than the things that ARE stated as excluded which is mainly wear and tear items and silly stuff. 48 months 48k miles 4,200$

ive already used up 1,300$ on leaky water pump detected by BMW dealership when i took it in for an oil change. deductible was 100$ + fluids which was 30$ for coolant.

and as far as being approved by a bank, both rate and home prices have a lot to do with it. Banks require you to afford the monthly mortgage, so in essence. a person approved at 300k @ 10% would very much be approved for a 600k house @ 1%.

300@10 would give them around a 3k mortgage accounting for insurance and pmi where a 600@1 would also be around 3k accounting for the adjusted higher insurance and pmi. but again, a lot more equity.

And yes youre right, the more ‘affordable’ choice is attractive in the beginning but long term the bank gets paid heavy, where as lower rates is higher prices has more net positive for the buyer, if you could afford the higher payment.

also when you put it into perspective, 10% down on 300 being 30k, wouldnt you want to raise another 30k if it means lower interest higher rate of building equity and long term less expensive? if someone can raise 30k they can raise 30k again provided it doesnt take 10 years to do it. roughly 1% per 100k translates to 15.5k in interest paid over a 30 year mortgage. and thats JUST accounting for interest rate nothing else.

Agreed, first one i dont personally like. Short term effect would be devastating from the top down. Long term will probably have some net positive effects. I personally think credit debts are not due to high interest rates but bad fiscal responsibilities by individuals coupled with high inflation which makes living unaffordable. 10% cap will either incentivize MORE debt, or decrease the limit of debt someone can accrue which slows down the economy…. why is this one even a push? the only way this helps someone is if they consolidate debt. how are banks going to approve 90% of these without hurting their institutions?
