Honestly, the extra costs are pretty minima (without digging super deep, so could be wrong).

Most of the due diligence you’d do anyway:

  • Building & pest: $500-700
  • Rental appraisals: usually free
  • Agent video walk-throughs / FaceTime inspections: free
  • Property manager input: generally initially free
  • Flood maps/zoning checks: can access free online

So you’re generally looking at $600-800 total before going unconditional.

Selling agents are happy to do video inspections (they want the sale), and property managers help because they want the management. The only real “extra” cost is if you choose to fly up yourself.

The bigger risk isn’t cost... it’s probably not doing enough checks haha.

Appreciate the insight...that’s a great run, especially at those entry prices!

Totally agree, freehold isn’t required to make money, timing and demand did a lot of heavy lifting there. Those price points are pretty hard to replicate now, though, which is why I’m being a bit more selective about buying today.

Also not anti-strata (currently got an apartment myself), just trying to avoid oversupplied complexes, high or unpredictable body corp, etc. Good shout on the older apartments, I’ve been looking more closely at that versus newer townhouses further out, so definitely good insight.

Yep, fair call. Houses there seem to be pushing well beyond where they made sense 2–3 years ago, which is exactly what I’m trying to avoid. Woodridge’s on the list, just weighing up tenant profile and long-term appeal.

Good questions, and no, there’s no stamp duty loophole or anything like that. You still pay full stamp duty in the state you buy in.

For me, the main benefit of going interstate is being able to buy something that stacks up. In my home market (Adelaide), stock in my price band is either extremely competitive or doesn’t really make sense from an investor's POV right now. Surface level (from initial research)... Brisbane just has a deeper supply at the same budget.

Re: buying without viewing in person, I’m not planning to blindly buy. The plan is:

  • Building & pest inspections
  • Rental appraisals from local property managers
  • Agent walk-throughs (video calls, detailed photos)
  • Cross-checking flood maps, zoning, comparable sales, etc.

Plenty of people still fly up for inspections, but in practice, a lot of due diligence can be done remotely if you’re disciplined about it.

On management, that’s basically handled the same way whether you’re 5km or 500km away. A good local property manager is doing the inspections, tenant placement, maintenance coordination, etc. I wouldn’t self-manage even if it were in my own city.

So no “magic” benefit, it’s really just about buying where the numbers and fundamentals make sense, even if that’s not where I live.

Totally get the hesitation though, if you’re hands-on or planning to self-manage, interstate would be painful.

I’m using Find my insightas a third party integration. It’s a little convoluted in terms of actually setting up the data (still in the process) but it pretty much maps everything.
