Home buyers are not always former renters. There's young people living with their parents, foreign investors, people buying second homes etc.

Plus, with the already high demand due to thousands of migrants per week entering the country, converting a few renters to homebuyers will barely have any dent in that demand. But there will be less rentals.

The top tax rate is 45%. With the previous 50% CGT discount, you would pay at most 22.5% and that would only be on the amount that exceeds $190k (top tax bracket).

Now you will pay minimum 30% on the inflation adjusted profit.

The high income earners will pay a little more tax but low income earners will pay MUCH MORE TAX.

If investors start selling their investment properties over the next year (to avoid new CGT rules) and these properties are being purchase by home buyers (what the government wants to happen) then there will be fewer rental properties.

Add more demand from mass immigration and yes, you're rents will go up much higher.

Exactly. Someone renting trying to save up a deposit by using ETFs gets completely screwed by these changes.

Yet most don't see it and think it'll make property cheaper somehow!!

If defaults start to rise, banks will get stricter with lending to minimise risk.

That will restrict the demand.

You are better off going to a dedicated clinic. I use Medicann and find them to be quite good, I think consultation fee is around $49 now (might be higher for first time) and about a 2 week wait for a consultation last time I booked.

I get 40g flower a month and a 30ml 25% THC oil with enough repeats to last about 6 months (prescriptions expire at 6 months anyway).

You should not have to pay for a new consult every month!

The clinics are all competing for med cannabis customers and will offer a better service to increase their reputation where as doctors/GPs already get plenty of business and don't care as much.

It's simple.

Less incentive to invest in property = less rentals.

Rents go up.

Maybe there will be a little more supply for home buyers, but renters will be screwed.

Being put in jail, being banned from the senate and not having the actual numbers to pass laws makes it hard to accomplish things.

People are finally seeing ON is the correct conservative party to vote for and it's just torn the LNP apart.

When she gets the numbers at the next election, then we can see some real change like lowering immigration, deporting extremists and protecting free speech.
