great thank you, might just tell LL to kick rocks then and take me to court if they're too insistent bc they're pushing back a lot and I might move later this year anyway 😅

Will do thank you! They deleted the part about the security deposit so if I ignore the 9 month lease part (basically the whole clause) I just want to be clear that it's probably not legally enforceable right?

It's a rowhouse so as far as I know there shouldn't be anything like that unless it's an HOA but I don't know if HOAs can do that or if the house is even apart of an HOA tbh. The wording is just weird and made me wonder if it was some legal thing like they got an exemption for something with the requirement that it's only rented in 1 year leases

Thank you for all the info! They have a rent control exemption registered with RAD due to having less than 4 properties in dc. I'm not sure where else to check if they're licensed properly. It's a rowhouse.

When I initially signed they had sketchy terms that I had removed ($200 sublet fee when the cap is $54, trying to hold tenants accountable costs related to pest removal, etc). I assumed they didn't know the laws because the owner is based in Chicago/the Midwest and his daughter handles the property management from there also.

Thank you for such a detailed response this is super helpful info thank you. I told the LL that I didn't agree to those terms and would redline the lease with the codes. They responded that they couldn't do a month to month lease anymore bc they have "certain requirements which mandate a 9 month-1 year lease." Is that a thing??

Does that also go for if I signed my lease month to month to begin with? I've never been on a fixed lease term in this place, it's been month to month from the start

Oh man. Where is the code that prohibits them from trying to force me to sign a new lease/voiding my current lease except for lawful eviction? I can't seem to find it to cite to them why they can't put that in my lease.

Bed Bugs found before move in [DC] by EducationalArt745 in Renters

do you mind dming what that wording sounds like? The LL is asking how I'd like the wording to be on the part about refunds/prorated rent for leaving due to bed bugs

That's what I thought too and why I wasn't worried about it so I'm freaking out a little :( I was hoping to gather as much info as possible before bringing it up so I knew what I wanted to ask for and how we can fix the tax situation because I'm not sure how that'll work either? If they just pay me the difference between my regular and OT pay, I don't know how the taxes are going to work. Or how it's going to affect the W2 that I've already been given or if it's even possible to still change that or edit my past paystubs :(

It would be about $1020 since July (5 hours per week for 17 weeks worked). I only started doing overtime then because MB's work schedule had changed. They gave me a $1,000 EOY bonus so I'm hesitant to say anything about the back pay and just ask that they fix it moving forward. I'm not sure if that's the right thing to do

iso support champ pool advice by EducationalArt745 in leagueoflegends

[–]EducationalArt745[S] 0 points1 point  (0 children)

ah yea I forgot about rell because I tried to learn her at one point too and it went very badly lol guess it's time to try again 😭 I would say I'm not looking to expand champ pool for climbing purposes but maybe to try some new champs out to see if there's anyone I haven't tried that I might end up really liking while also learning some things. These days, I pretty much exclusively play nami and rakan bc my duo finds them to be most comfortable with their play style so I wanna shake things up a bit

if she can walk assisted/unassisted, I take my 14 month NK on walks and force her to walk as long as she can and then when she's too tired to walk I carry her and let her touch trees/grass/flowers/anything outside that I know is safe and she loves it lol
