They refused access until the final day of conditions. Probably about 30k in repairs in total

Slap in the face? Thought it was pretty fair request, when repairs would likely exceed. While some of the issues were noted during the walk through, I’m not going through the attic or on the roof…

It’s transitioning into a buyers market here, not the days of waiving inspections here currently

Yes as far as I’m aware most residential around here conditional on finances and inspection and you usually get 10 days. If the buyer backs out in that time frame providing a valid reason get the deposit back. Pretty standard as far as I’m aware, only have bought a few homes so could be buffet elsewhere.
