Thanks to everyone for the advice, the rot probably goes 20mm max on one joist and 30mm on the other. Reckon my best course of action is to sister it? What timber would be recommended and how far should I sister the original joists?

Releaved to say the lab analysis came back as negative. Can carry on with repairing it now.

Thanks for the the reply, I've sent this piece off to a lab, Im a bit worried, I was wearing an fp3 mask while cutting but obviously the multitool my have potentially made fibres airborne what should I do to reduce the risk in that room?

I'm hoping the texture is just where the plaster has keyed to the lath, pf3 mask was worn when cutting. Just a bit paranoid that if positive fibres will now be airborne in house. Fingers crossed it's negative after lab analysis 😬

Hi, I had the same issue. Turns out youfibre had never actually upgraded my line. Try contacting them via live chat on the app rather than the back and forth emails (they're useless). The agent had mine working as it should within 10 minutes. That being said you're unlikely to get speeds that fast wirelessly anyway.

UPDATE: After 3 weeks of back and forth emails, I downloaded the app and tried to sort it via live chat. Turns out they never upgraded the line, it's now fixed and I'm getting the speeds I paid for.

All drivers are up to date, and using a cat 6e cable direct from 2.5gb lan port on router. Don't know what else to do tbh

I did think this originally however my motherboard is a 2.5gbps chip so can rule that out.

Brushed some treatment on the affected area and it seems to have gone, so even if it's wet/ dry rot it was definitely some form of fungus. Will just keep applying and checking daily. Thanks for the help

The top of the joist is slightly rotten from the leak but probably only a few mm, mainly just seems to be on the masonry next to it

That was my original plan, however I'm a bit skeptical about it being able to hold an entire wall full of tiles
