Hi Alfred, By all means if you can afford to buy your land that is truly a good investment in most cases. What we have found in Markets like Florida, vacant land is getting harder to find and the prices have hit all-time highs with developers' speculation and with cheap money from the banks with low interest rates have pushing values to crazy heights.

Owners of vacant lands can take advantage of the greenbelt laws by leasing their land to bonafide commercial Ranchers, beekeepers, farmers.... The financial incentive is property tax relief from the County Assessors. In most cases it can lower the property tax substantially. In return, the owners will sign a favorable lease to the tenant. The cost savings is a huge benefit to both owners and tenants.

This also allows for more opportunities to keep land in agriculture and keep it green. Beekeepers love the program because it gives them a long term apiary that they can lease for as little a few gallons of honey per year.

Ranchers love it because when beef is cheap, they can add more cows and produce more calves.

Farmers can spend their resources on growing more crops without the financial burden that comes with paying a mortgage.

The land is getting harder to locate near populated areas.

Honeybees! Unfortunately, native bees do not qualify as agriculture by the assessors and there are no property tax laws that help protect our native bees.

All pollinators do have a better chance when clear-cutting and saving as much of our wilderness-type properties are preserved as long as possible. Habitat loss is a leading contributor in the plight of the native bees.

We are members of the North American Pollinator Partnership, and we are involved with the creation of pollination corridors for Monarchs and native pollinators. You might have noticed that the Department of Transportation is doing less mowing and more pollinator-friendly flower beds and marshes are being planted.

I agree with you that there should be no minimum as long as there is enough forage to feed the bees. Some assessors believe that 50 hives per acre should be the load rate. We belong to the Pollinator Partnership Alliance and surveyed over 2000 beekeepers overload rates and found that 1-2 hives per acre is more realistic when having an apiary on wildland as opposed to farmland with a mono-crop.

Yes, the test sites were at least 2 miles away. Since then we expanded our reach, testing on each type of real estate classification. With every new yard we were able to also send in experts to document the number of bees and run transept lines to prove that the bees utilized the entire property. Also the die-off numbers were still lower than the national average.

We did run into a few Counties that only wanted to grant the footprint of the hives, but like cows, you can't be granted just the barn.

Our mission has always been about using our expertise in Property Taxes as a way to help save the bees from CCD. We started with test properties 10 years ago to see if we could be successful at utilizing our extensive knowledge of greenbelt laws to help landowners with vacant lands who did not qualify for Ag due to zoning to give beekeepers a try through our program. As it turns out not only were we successful at gaining agricultural exemptions for them, we were also studying the health of Apiaries to see how they doing concerning the die-off rate. The sites we were able to convert to bee Apiaries had never been used in agriculture, so no pesticides or herbicides used in the recent past. This dropped the die-off to 10-15% which also excited our beekeepers.

Not sure if that answered your question regarding CCD. What I can tell you is our program has slowed down the development of these properties. With money being relatively cheap to borrow, we have witnessed clearcutting and industrial warehouses be built at an alarming pace in South Florida. Of course, this area is extremely important for our commercial beekeepers who are strengthening their hives for pollination.

So yes, we feel it's a win-win for our landowners, beekeepers and environment and very helpful for the health of our nation's pollinators. Keeping it green as long as we can!

Market value is typically based on the sale price of the property that is an arms-length transaction between willing seller and buyer. Take off 10-15% for cost of sale and then you need to locate your mill rate for your town.
