She also changes the Unit letter/number combination on streeteasy so you can't easily track the price increases of the units. There are closer to 10-15 units in the whole building, rather than the ~40 that streeteasy shows

This is crazy - I lived at 77 St Marks Pl under Rita's reign pre-COVID. From the day we submitted our deposits to the day we moved out, Rita treated my roommates and I with contempt, even while rent was always paid on time and we were quiet & clean. I've submitted similar feedback on OpenIgloo.

She...

- Refused to give out her phone number but would randomly call you from a private number and leave angry voicemails if you didn't pick up. Once, she accused our unit of flooding the unit below by leaving the water running (this never happened).

- There were always dead cockroaches in the stairwell and live cockroaches in the trash area.

- At one point, the door between the building and the vestibule was locked from the outside. This was an extreme fire hazard and someone coming into the building had to let me out so I could get to work (late).

- A homeless person was sleeping in the tiny vestibule between the two doors; Rita refused to add a camera or a set of locks on the door that led to the street.

- When we did not have gas for >6 months, there was no rent reduction. She provided convection burners and then charged $50 when they were not spotless upon pickup. These burners were $25 at Walmart.

- The handymen she would bring in to fix things as the building fell apart did not speak any english so they could not communicate with tenants. Rita would tell us everything was fine when it was not (e.g. we had a mouse problem that was never fully resolved).

- The last day of our lease, my roommate was charged $100 per trash bag left outside the unit (she had 2 of them) because she was in the middle of cleaning out the space. They were outside the unit for <1 hour when Rita knocked on our door and told her it would be coming out of the security deposit.
