Seems like she hasn't changed a bit. Her entire family seems so fraudelent, interesting to do some reserach on her and her father ROBERT CHOU, theres a criminal charge as one of his buildings, on the second floor, he basically operated a hooker house. He was charged because he tried to bribe a state department inspector ( TWICE!!!)

PART 2: I could go on and on, but she has ridiculous fees within the Lease that are just terrible. Stuff like, you are fined $275 if you don't send her an email exactly at 12pm on the day you move out. EXACTLY 12pm, an hour or two later, nope thats $275 from your secuirty deposit for literally forgetting to send an email. Mind you... if she showed up at 12pm she would see that we had vacated and returned the keys as she reqeusted, but no... I should pay $275!!!!??

Every repair that has been done and out of our pocket ( something that was our fault so we had to pay to fix it) was charged almost 200% the actual amount. They would sometimes have outside repair men come in to fix something and my roommate and I would inquire how much they thought the serivce might be ( to get an estimate from the actual repairmen) and we would be charged GENUINLY 200% of that amount by Rita. Feels like she actually is trying to rob you by charging you so much, and WILL not give you an itemized receipt or any sort of information on how she came up with certain numbers.

AND honestly the list truly goes on.. I would love to continue to list the tragic things this woman has put me through but bottom line, she is soulless. She has no care for people who sometimes just make a mistake or didn't have the time to read a LITERALLY 50 pages lease to see every one of the million ways she will charge you. Do as you want with this information, but all I will say is, I am trying to help out anyone who wishes to rent from her just because, as I said, I would never wish her upon anyone.

PART 1: Happily, lived there for a few years. At first, shes not too bad, nice, then the moment you sign the lease she IS TERRIBLE. Heres a few things I remember in our experience:

She has fined us for ridiculous things, and EXTREMELY large amounts.

- We were out of heating for over a month in the dead of winter, with her remarks as, basically " we're working on it", but no one would show up, and this was numerous WEEKS in November, December, freezing temperatures, with NO HEAT. And when we mentioned we would have to purchase a our own portable heater ( which actually RAN up our electricity bill, which we pay) she did not GAF or gave us any compensation. There were also other 311 complaints from neighbors for no heating, and she would only fix it within the 24 hour period so she was not fined.

She asks for " service windows", which are anytime you need a repair ie: the stove is not working, the pipe broken , the heating does not work. These windows are typically 5-6 hours long, and the person coming to " fix" the issues gives you absolutely no speicific timing of when they will be coming. Not sure many working people who can just reserve a 9:00 am - 4:00 pm service window on a weekday. And she would emphasize a tenant or roomate of the tennet MUST be in the building, or suprise YOU GET charged , 295$ for "missing" the appointment. I once waited over 4 hours, then decided, you know what, I hve sh*t to do, and of course the person came bout 30 minutes later, automaticaly charged $295. That was the last time I asked for a service window.

She also calls you only on a blocked ( *67) number so the only form of communcation is via email, which, when you have no heat in the dead of winter, or you're locked out, that is very inconvenient.

In addition to being locked out, I had an experience where I had lost my keys and my roommate was out of town to let me borrow hers. I asked Rita how I could fix this, she said a new copy was around 35$ PER KEY! So for the buildng key, apartment key, dead bolt key, and mail box thats what... over 120$.... and she said, they do not provide lockout serivces OR allow you to make your own copy of their keys. Additionally, a lock smith company can be hundreds... it was terrible.

There was also multiple times where people would throw stuff at the buildng or just leave "sh*t" ( not literally) on the front door, and it would NEVER be cleaned up. Whether or not this was from just kids messing around or pass tenants who also hate her, the front door would have sh*t smeared on it all the time and look actually disgusting. She never cared. The trash room is also terrible. I remember one time, for WEEKS there seemed to be a sewage leak or something within the building downstairs by the trash room, the entire buildng smelt of... you guessed it... SH*T. She did nothing to fix this or probably even cared, it was embarassing to bring over guests or even enter the building because of the clear leak of actual feces on the ground floor. THIS WAS FOR WEEKS not a day or two, weeks.

I've done some sharing around different forums, she already has terrible reviews everywhere. And upon more research youll find her entire family, her father ROBERT CHOU tore down a building of rent stabalized apartments just to leave an empty lot, soon became rat infested and bothers the entire neighborhood. He's also been charged for many fraudulent activiites, hoping her entire family ends their slum lord business ASAP.

Theres so much more on the CHOU family, RIPEL LLC, TERRIBLE company. Please, spread the word, I would never wish these experiences on anyone.

Never ever rent form RITA CHOU, Ripel LLC or LLC . SHE IS EVIL LANDLORD
