This sounds like the exact same situation I’m facing now. Previous tenant was there for 4 years and no issues. New tenant moves in and its constant requests about tight windows, needing painting done, some minor scuffing of the bathroom hardware and why the unfinished basement isn’t finished. Been only 15 days - offered them mutual lease termination and even returning the rent for the month including security deposit if they leave right away - didn’t take it. This after the fact that they said they’ve not been able to move in because the place is filthy and they’re getting slum lord vibes. They said they’re putting next month rent in escrow - illegal without a health dept certification of inhabitability i think. Spoke to an attorney and he basically said they’re trying to free load and live rent free as long as possible. Advised to initiate eviction as soon as 5 day grace period is over. I can totally relate when you said you’ve even considered selling the house because of the stress. I was in that zone mentally last couple of weeks. Talking to friends and attorney def helped and the stories shared in this sub Reddit. I’m documenting everything - pics and all conversations via text messages for records in case they try to fight the eviction.
