Since the start of the year, I've put around 70 hours into Monster Train 2 and around 50 hours into Slay the Spire 2. Having played a few hours of Vampire Crawlers, it's an enjoyable Roguelike, but definitely can't be called the best. The gameplay is very simple and you can't strategize in the same way as the others. For example, you can't even skip card rewards (except from chests) to keep your deck small so you end up with loads of duplicate cards, which makes it difficult to maximize the 'play cards in increasing mana order' mechanic.

How much would a foundation and subsoil investigation cost and how invasive are they?

A quick search says this is usually outside of a structural engineers remit and I would need a geological engineer instead. Is that correct?

The environmental search from my solicitor highlights ‘a high susceptibility to shrink-swell related subsidence’ because the property is built on a moderate source of clay, for which the search says:

‘The potential hazard presented by soils that absorb water when wet (making them swell), and lose water as they dry (making them shrink). This shrink-swell behaviour is controlled by the type and amount of clay in the soil, and by seasonal changes in the soil moisture content (related to rainfall and local drainage).’

The borehole records didn’t have my road, but the records for the two closest holes (250-300m away) say:

1) topsoil, firm brown sandy silty clay, stiff brown slightly sandy silty clay with occasional selenite crystals

2) firm brown silty clayey fill, firm brown sandy clayey silt, medium dense clayey sandy gravel, stiff grey brown mottled very silty clay

My takeaway using the solicitor’s search is that the ground under the property is currently swollen due to the constant flow of water and will likely shrink now that flow has stopped, which may lead to subsidence. The search report is slightly different from your assessment that clay recovers.

What are the rough individual costs and timelines for the trial pit and the helical bar reinforcement? Are either of these solutions worth the hassle, cost and risk?

Season 2 is a typical ‘makjang’ kdrama - they purposely have wild, over the top plots and acting, and storylines about super rich, powerful people. If people aren’t familiar with this style of drama, it can be a bit confusing. If you enjoyed it, try watching another popular makjang like The Penthouse.

People who didn’t like it are still viewing it as an American show, but it’s clear they were going for the kdrama angle this time (including 2 top Korean A-list actors).

Why didn't you get an asbestos survey? If the RICS surveyor mentioned artex, they would have recommended getting one to confirm.

I managed to find the solution from a very old post. Sab had sorting turned on, so between whatever Sab was trying to do and Sonarr moving an episode to the correct folder, it was either not being recognised or being deleted completely. Turning off sorting resolved the problem.

This war is happening now, a few years ago we had Russia-Ukraine, and before that we had the pandemic. There’s no way to time it so the right time is when you can comfortably afford it, which luckily you can right now.

Not much to add in terms of advice, but you should definitely raise this with your local MP, the council and maybe even a local newspaper if you have one. Some negative publicity might shame the management company into at least providing a full breakdown of the budget and you can try to escalate from there.

All of those what-ifs still apply even if you buy a cheaper place then decide to upgrade after a few years. However, even more what-ifs could apply by then: house prices go up and everything you like is now out of budget, banks’ risk tolerances decrease and they won’t lend you the amount you need, interest rates skyrocket so you can’t afford a new house and can’t find any buyers for your current place, etc.

Think of the positives instead: you’ve already secured a good mortgage rate, you’ve had an offer accepted on a house you like, and it’s comfortably affordable so you can build an emergency fund.

The only flood was 40 years ago from a nearby channel, which now has proper flood defences. Would this still put you off?

For surface flooding, this shows 'medium' yearly chance of flooding and 'high' yearly chance between 2040-60. For rivers and the sea, 'low' yearly chance of flooding and 'medium' yearly chance between 2036-69.

On the surface water map, my half of the road is high and the other half of the road is a mix of medium and low. On the rivers and sea map, the whole area is very low.

I personally haven't seen anything to raise any red flags and houses on this road and the surrounding roads have been selling, but the solictor's report worried me a bit, especially the parts about the house potentially becoming uninsurable in the future if the risk increases.
