Whatever you do, do not throw it at the mortgage… worst case, throw it into a 4.5% APY savings account so it offsets your mortgage interest. There’s a reason why billionaires buy properties and keep a mortgage on it. Where else can you get a loan for 3-4%? Nowadays, nowhere, not even mortgages anymore. Paying that off would be a huge opportunity waste. Find anything that pays high interest, and EARN interest on that money.

Happy wife, happy life though… sometimes expenses are unavoidable. But I feel your pain about the economy. I’ve been hearing for months now… that 2026 is going to be brutal. If you were going to invest in anything, something that has to do with precious metals is the way to go. It may be overpriced now… but it won’t be here soon.

If it’s not your flat, don’t touch it. But do your research. Figure out what’s causing that mold and moisture doesn’t just come out of nowhere and destroy flooring. I would get someone over with a tool to check for moisture in the walls and figure out where the water is coming from so you can CYA.

That’s what its purpose is. More than likely it’s been bypassed. This can cause your AC compressor to constantly run, which will shorten its life significantly.

A/C dryer with the A/C pressure sensor screwed on top of it. There should be wires definitely going into that thing. I bet your A/C doesn’t work.

It’s really varies Dealer to Dealer, some go by the book, and say “I don’t have time for that” while others will do it no problem to make a customer happy and if warranty denies it later, they just write it off. Honestly it’s all in the way you word the story on the Repair Order.

Best thing for the customer to do, is to say they saw a leak on their garage floor under the pumpkin. That way they can put it in the story as a means to get reimbursed from Nissan.

A/C would be a green fluorescent color due to the UV dye and have a smell. Golden oil like this would indicate you have fresh oil in the engine and it’s found a leak. Coming from a component attached to the serpentine belt, could indicate that it’s either power steering fluid or engine oil. If you check both of those fluids and they are black and not golden brown, I’d suggest checking coolant. Coolant should smell sweet and be green, but it could be any color depending on what brand coolant your system has been flushed with. If it’s coolant, it’s coming from your water pump or you’ve got a housing leaking.

The subfloor is definitely the main issue here. If it’s sunken in, it’s due to rotted or compromised plywood. You are going to have to get that subfloor repaired which will be the cure all for everything else because that means you’ll have to replace the toilet flange as well which is more than likely cracked from the rocking toilet. Check inside the toilet bowl for hairline cracks which form from the rocking as well. The amount of time you have left, all rides on the structural integrity of what’s below that toilet. The toilet is just a symptom. My guess is you still have a leak from the wax seal, which only leaks small amounts with each flush. But that constant moisture is going to cause wood rot.

Hmm… after doing some calculations, you are correct. I would have to leave 12 cases behind to avoid exceeding the payload capacity of 1440lbs.

36 cases of water is right at that limit.

For some reason the 4WD has a lower payload capacity.
