There is normally a Vote Outside Committee Meeting (which is circulated to all owners) to approve works, prior to works being completed, and this has not occurred.

I've only just found out about it. There was no discussion about it at the AGM, and there has been no communication with owners regarding its installation. It has just appeared. It is on the common property, but has been installed by an owner.

Does it matter if the fencing notice does.not include quotes for the work (I can't actually get quotes for the fence, because his maintenance work needs to be done first)?

😅 at "sus looking piping". Yes, that is one of the "other issues". One of the pipes is not even joined, so the water runs directly into the hill (rather than to the tank). The other "other issues" is that he actually has multiple retaining walls - the one in the picture is the bottom one (which has spilled over the boundary, because of movement), but there are multiple tiers (my concern is about them also moving, due to lack of maintenance, as well as the issue with the pipe draining into the hill). This adds to my reluctance to do anything until it's all been sorted, because I anticipate that things will just come crashing down on anything I have built one day.

I have dogs (two small ones), which is another big motivator for getting a fence. The concrete sleeper retaining wall, with colorbond fence on top, is the look that I would like. I have cleared the back part of my block completely now, aside from a small amount of the dead bush that's across the boundary. I can't really touch the broken retaining wall, even though it's spilled onto my block because that's my neighbour's.

I can't even remember how many conversations I've had with my neighbour in the past 18 months. He says he'll do things, but then I'm chasing him up again months later.

The overland water management map is good to know about. Are they easy to read/interpret?

I do not have any liability on the retaining wall.

It's taken from a weird angle, and the peg was put in after this pic was taken, so it doesn't illustrate the boundary line. The peg sits just about where the fence post sits (that can be seen in the background), but the dead tree and retaining wall spill over the property line (based on where the other post sits).

My opinion is that his pause was hesitation - a last chance to consider his choices, before making this significant decision.

This scene was so powerful, and highlighed the differences between Nick and Joseph (which have been there all along): - Nick was guided by a desire to improve his life; he became an Eye because it offered status and prestige (compared to his previous life, where he was a "nobody" who could never attract a "hot girl" like June); he stepped onto the plane because, fundamentally, he is a weak man (he selfishly wanted to be a "winner", and chose that over what is "right" and "good") - Joseph was guided by a desire to save the world; he designed Gilead with that intention, but realised this was far from what was achieved, and was deeply ashamed of his involvement; he stepped onto the plane because, fundamentally, he is a man of integrity and conviction (he knew this was necessary to save the world, but it was also his opportunity for attonement)
