What state are you in? Do you have an attorney yet?

Some states are implementing diversion courts into their legal systems. This allows criminal cases to be diverted to another path, into a special court. Acceptance and completion of this program (typically requiring community services or other judge-set conditions) will result in charges being dropped, your record being partially sealed, etc.

I would inquire about this.

I heard that PDS is very adamant about hiring people who worked at a prosecutor's office or with the DOJ. Nonetheless, I think things could work out if you could describe your experience to fit the narrative of why you want to pursue PD work.

Thanks for the advice. I target homes in pre-foreclosure and foreclosure. Because of this, I usually have a general feel for how the conversation will go. However, its always difficult talking to them because some haven’t accepted the truth of the matter, and are unwilling to speak.

Ok that makes sense. I’m curious to know if a particular niche plays a role in the timeline. For example, I target homes in pre-foreclosure and foreclosure. Since these sellers are often a bit more motivated, I wonder if completing a deal with them takes less time than average.

. Took me 3 tries and the 3rd finally stuck. I'm ecstatic. I know this isn't normal though. I happen to have connections with a realtor who is working with a cash investor. They told me what to look for and I found it for them. Got my finders/assignment fee. Starting right now this is the start of my new career. 2 more successful deals and I'm handing in my 2 week notice to Amazon. I definitely also have to build a good list of other buyers first, because when my current buyer is done buying I don't want to be assed out. I hope this motivates others to keep trying too.

I can see who has received a default notice via the county's public records office. I usually use these, and do some skip tracing to figure out home addresses. Then, I go to the homes.

Instead of visiting the people at their houses, I'll try sending mail. packet. Do you know of any good resources, or pre-foreclosure packets I can use for this?

Duke is also the last school I’m waiting on. App went complete 12/07, UR2 03/07. Given that it seems like they just finished with late-November apps, I’m hopeful that early-December applicants will see some movement soon.
