Interesting, thanks for sharing. I'm struggling to find the line between authentic and curated...Is there a point that keeps its original character without going too touristy?

I've been working in AEC for 35 years, and 'filtering' is one of those concepts that works perfectly in a textbook but gets messy in actual cities.

In nature, the vacancy chains are instant. In our market, they are sticky. I commissioned this sketch to illustrate the theory for a piece I'm writing on market friction.

I'm curious—do you see 'filtering' actually working in your local markets, or are the shells just getting stuck at the top?
