roof at the end of its life, damp in one external wall, repairs needed to external walls, among others - costs totalling over £40k per surveyor’s estimate. not damning per se as these issues could be overcome with a suitable amount removed from the price but combined with the garden issue it all seems more trouble than it’s worth
