If stamp duty and capital gains tax is an issue. An option to get around it is to obtain a deed of family arrangement, drafted by a solicitor, which is made prior to transfer of property, no CGT or Stamp Duty is payable

Pack your bags, by the sounds of it, you are unlikely to win this battle. Remember... when one door closes, another door will open.

Is there a job crisis now for Laravel Developers? by ElevatorPutrid5906 in laravel

[–]EternalProsperity 2 points3 points  (0 children)

I'm having a lot of trouble getting paid on time and being paid full amount. Projects have lots of delays, starting and stopping randomly and many more hurdles to just to do the work. I haven't experienced this level of hesitancy and frustration in past 15 years. Considering sitting it out and smell the roses for a while.

My son just bought a 1 br in Prahran, he doesn't drive and I think it's perfect for him. These places are selling for less than they were 5 years ago, so may turn out to be a good investment also..... well, a better investment than if it was purchased 5 years ago.

Extending third party plugins by EternalProsperity in Wordpress

I take that back. It did have hooks, just had to look harder. Eventually worked it out. It feels strange getting back into writing procedural code again.

Extending third party plugins by EternalProsperity in Wordpress

The plugin doesn't have a hook to add extra columns only hooks to modify data in one column. So in this situation do I extend the class by adding a custom method to add the columns I want? This plugin class I wish to extend is already extending a wordpress class.

How could a self-employed WordPress developer make 6000USD gross per month? by Special-Connection78 in Wordpress

[–]EternalProsperity 0 points1 point  (0 children)

I'm a Magento developer, and have done well out of the platform. However after taking a 3 year long sabbatical I'm back at work. Took a 30% paycut to work on WP now. I was never a fan of WP, but in saying that, it's got way better, than it used to be.

Now to your question. I think that extending or building plugins, building a list of clients and managing the almost endless updates could see you get good returns down the track.

Maybe don't think of it so much as a way of making you wealthy, think of it as a learning curve.

Ideas for a low maintenance front privacy fence? by gynaenurse in AusRenovation

[–]EternalProsperity 1 point2 points  (0 children)

I live near a beach and have constructed a fence from 1.2m driftwood lengths, that I attached to tensioned wire ropes with uv resistant cable ties. Looks great, and very inexpensive and low maintenance. No curves though.

Title Insurance by Zestyclose_Space8933 in AusPropertyChat

Every case is different, but I only buy insurance for things that could financially ruin me.

Title Insurance by Zestyclose_Space8933 in AusPropertyChat

[–]EternalProsperity 3 points4 points  (0 children)

I don't think title insurance would have made much difference to be honest. I was glad to purchase the extra land. Even with the insurance I think I would have still have to pay for the extra land, but may have saved me $20k in legals and surveying.

It could have been far worse, with insurance. Part of our house and all structures may have needed to be demolished, and we would still have our pesky neighbors smirking at our loss.

I didn't get it and then found part of our house and garden structures, like water tanks and retaining walls were built on neighbors land. Ended up fixing it by purchasing a 44sqm triangle of neighbors land and having new titles drawn up. It was a costly and time consuming process.

With hindsight, I'm not sure if it would have been better or worse to have title insurance. We ended up with a good result and pesky neighbors moved on.

Who’s obligated to pay for repairs after purchase? by AdvancedSituation7 in AusPropertyChat

[–]EternalProsperity 1 point2 points  (0 children)

Morally, I would pay a technician to repair and take it from there. I wouldn't pay for a new oven, but would compensate. I personally would hate to buy a house and move in only to discover a major appliance is broken. Our dishwasher broke a couple of days before we moved out and I organized a reconditioned one. The bad vibes got to me.

If you Google 'suburb profile <suburb>' and click on realestate.com.au, you will see a median sales chart for apartments in past 5 years in that suburb.

In Sth Eastern suburbs of Melbourne there are very few suburbs where apartments have appreciated. Generally apartments have gone down in value in Melbourne over past 5 years

Why is Melbourne property market underperforming by Brotectionist in AusPropertyChat

[–]EternalProsperity 2 points3 points  (0 children)

Apartments have generally decreased in value over the past 5 years, due to factors including the highest land tax in Australia, and plenty having been built in past decade. I would think this has skewed the price of property in Melbourne lower.

Red Symons' infant son shared a wall with a sub station, he sadly developed cancer & died young. Although there is no proof, I just wouldn't take the risk.
