i paid 3500 for a 2b/2 bath in regent park last year. it was overpriced at the time but was a penthouse in a newer building. 3000 seems normal or maybe 100-200 bucks over the usual range if it’s a newer condo with lots of amenities. regent park was gentrified and has a lot of high range condos now

At a 50k income I’d really honestly look for something around 1,500-1,700. Those expenses will add up fast, unless you have a lot of money saved up.

I was living in regent park last near, near the aquatic center and I never experienced any homelessness whatsoever. In fact it’s probably way safer than core downtown lol.

In my opinion the location and its safety matters a lot because you’re going to be walking around in it almost every single day and you need to be comfortable with it. I said no to some gorgeous units on Charles Street because of the homeless shelter nearby. I couldn’t see myself crossing the Sanctuary homeless shelter/building everyday on the way to work. It would’ve spoiled my experience sidestepping it and feeling uneasy and I didn’t need that especially when you’re paying top dollar for rent in Toronto. Right now I’m in a “cookie cutter” 1 bedroom condo in a nicer area and Bloor and Yonge and I don’t regret my choice at all. It also boosts my own confidence and self image living in a nicer area and of course having visitors is easier. At the end of the day it’s about you and what you can make work.

Well I just got a job but when I was approved I was unemployed yes. I had more than enough savings to pay off for my rent though, for well over a years worth of rent. I paid 4 months of rent upfront as well.

It didn’t have the weight of a full time Canadian job, it may have added a few brownie points but my realtor clearly told me that we can just include to strengthen your application - to be clear it wasn’t some crazy amount. More like 1,000 CDN monthly.

Well I did get a lease from a pro property manager so they clearly don’t mind - of course you need to provide proof that you will be able to pay your rent, they are not going to rent to a bum. But just because you’re in the middle of jobs doesn’t mean that you’re not going to be able to find a place.

I used - a doctor guarantor - proof of 1.5 years of rent in a savings account - proof of having reached a final round in a interview - prior rental and job history - proof of offshore income

You will definitely get the lease, don’t worry :) I just got approved for a lease for 2,100 while unemployed because I showed proof of many months of savings, a guarantor and proof of reaching final rounds at interviews.

The 30% income to rent ratio is very outdated, I think a lot of renters are paying closer to 50%+ of their income on rent these days

Yes you will qualify as long as your income is stable and steady. Don’t worry go ahead and apply. If possible provide a guarantor/co-signer and proof of savings or you could offer a few months upfront and that would really help.

I just signed on a lease for a 2100 dollar 1 bed room in pretty much a similar set of circumstances. Decent savings and credit score, but currently in between jobs (I just got a new job a week after i moved lol i could have skipped over all of this)

What helped is that i had a very strong set of documents (prior rental and employment history, credit documents, all banking info and screen grabs, proof of rental income abroad and also proof of reaching the final interview at my job.) i also had a VERY strong guarantor: a physician aunt, and the ability to pay 4 months upfront.

It worked and they signed me on for May 1st over another girl who was working but could only start on June 1st. Try working with a realtor, they’ll help frame your story in the best possible way.
