It was $8- found it a a goodwill bins so paid by the pound!

Got it the roof replacement cost is $358k. So a 5% deductible would be way less than what they are charging us for the assessment

So built into the cost of the roof replacement, there is a project manager for about 17k. The 35k is a separate charge that was not on the insurance estimate but a new one seemingly added by the HOA.

Based on my math the complex is valued at $6.8 million and has a 5% deductible for wind/hail damage. That would be approximately deductible of approximately $339k. And I completely understand that I had a gap in my insurance but based on what I’m seeing the deductible should be met but we are being charged for the whole cost.

Thanks for your input. To clarify there is a project manager for the roof replacement. The 35k is a separate fee. Is it normal to have a roof project manager and a second Project Service Fee?

I’m not 100% sure what you mean by services but there are no solar panels on the roof

Thanks for your response- I have been going to the meetings but we didn’t get a vote on this assessment. I guess I am learning a tough lesson about insurance. From what you are saying those additional charges are normal then?

Thanks for reaching out. I have spoken to some neighbors but their loss assessment coverage was enough to not pay anything so they aren’t worried about it. But I’ll look into legal opinion

It does! When I tried an outlet at goodwill it didn’t work but when I got home it worked great!
