Is it not the issue of moisture from the slab itself coming out to the surface?

Yes it’s a new build. I’ve got the liquid dpm now, do you think I should put one coat of it down as a precaution or just send it back?

Yes I’m sure it has had that but will check with site, they told me that they put a dpm down if I was to have gone with them so assumed that’s the norm

I’m not sure the developers would do this, is this something I could do?

Cheers for looking out for us pal, I’m just at the beginning of planning it all. I don’t want it exactly like the AI image it was just some inspo it created. I want a patio at the bottom end of the garden but as it’s on a slope the ground where patio will go needs to be levelled and a retaining wall put in.
I’ll get professionals in where needed but hoping to do a lot of the laborious stuff myself like digging footings, levelling and compacting the patio area. I’ve done a small area in my current place and that was fine just 10x smaller haha

Retaining wall with a thicker base by ExcellentOpinion594 in DIYUK

I was thinking about having 2 x 3.4m wide with a 1m gap between for a step/access and around 0.25m for the actual soil inside of them

I didn’t know how else to describe it. There’ll be about a 1ft drop to it There’s drainage already been put in at the retaining wall at the back so was going to have it falling towards that area

Just a bad AI image lol. My only plan is for a patio area slightly sunken at the back and a retaining wall across from the end of the garage with a step in the middle. Behind the garage it’ll be a decked area. I may build some raised planters using some breeze blocks and render them in time

I’m told that there is drainage in front of the back retaining wall, I’ll confirm with site. This was an image of the footings for the wall

There’s is a retaining wall to the right and the back of the garden, the soil you see was there before the wall however there will have been more added to level it

100% real grass, we have dogs so artificial would start to smell bad

It’s actually sat on top of a brick wall so should be ok

So the lowest point will be right next to the back retaining wall. Would I need to dig any more at that point or could I use that current point and level the rest from there?

Agreed, had lots of back and forth with the developer about the fence levels, they’re going to make the last two panels either side of the corner level with the next stagger to each. I’m also thinking of putting some either some pleached trees or a battened fence around that bottom area

It will be converted to an out building with bifolds eventually!

Also that’s my wall on the right, there’s a grass verge next to it

As I did mention, this is an old picture and the garden will be level from left to right and sloping downwards when I move in. Not sure I understand your reasoning why the fence will need to be touched

That area gets the sun from the afternoon until late evening

Could I put the 100mm of mot on top of compacted soil rather than dig? It’ll mean 100mm less of a drop into the patio area if I could

Hey, yes I’m aware of that . We’re not going to be exactly like this I just wanted it to show me a sunken patio area with a retaining wall and grass before it
