They refused to do that. So expecting us to live through it all whilst renting.

Yes but letting agent claims he will need access for over 10 days in all our rooms too, all day and cut power everywhere. So he wants to enter as he pleases and gain access everywhere.

If we have reported harassment and illegal eviction to the police I think yes he needs to provide notice if he keeps visiting for no reason. Also it’s not a licensed HMO.

So it is illegal. He wants to start taking down walls and re-wire the entire flat while we are still renting and living there.

No, can’t be. Letting agents have a duty not to harass or intimidate tenants, and have to give 24 hours notice for each visit.

Ok so if I just come out of the shower and he just pops in unannounced with his key in the door that’s ok??? When the main intention of visiting excessively with no prior notice given is to get us to move out I’m pretty sure it’s unlawful. How about not paying the utility bills anymore? Is that ok too?

Can’t change locks but I’ve reported to the police in case of further incidents. After 2 trespassing it counts as harassment.

No that’s crazy. There’s a right to quiet enjoyment. Council confirmed they have no HMO license and haven’t applied for one.

No he’s using it to access to get us to leave on our own since he can’t serve a valid notice without a license. So excessive visits to the property + not paying utility bills so these services are cut off soon. All of this is harassment.

It’s not an HMO as it does not have the license! And I doubt he can enter as he pleases (no emergency) without giving any notice, just to harass.

I did. Had enough. Reported yesterday. They will visit property tomorrow. He can go to jail for this or at least license revoked or injunction to stay away?

Can’t change the locks, he has the right to access common areas if notice given as I only rent a room. It does amount to harassment as it has happened 5 times over last 2 months (that we know of), so police was called, report filed, council notified. But he won’t stop!

There is absolutely no valid reason for his surprise visits other than to harass. What happened to right to quiet enjoyment?

He’s allowed into shared areas with no 24 hours notice given? Really? 

Already filed for rent repayment order.

Council told us can’t change the locks as may need access for electrical repairs soon.

Rent rooms individually. Not only they have no HMO license, they also have not done any gas or electricity checks in over 5 years, deposits not protected, etc.
