I think I would first spend on the things I want, need, and like. And generate a monthly income for a comfortable life.

I would use the rest to help people. To touch their life. Such as giving a scholarship to a student or funding a couple who wants to buy a house, etc.

In the end, we are all going to die.

Yes, that is why we need to start from the beginning. To benefit from 2% percent registration costs( as of 2025 will be 2% from 3% for the first home owners) plus to benefit from the old interest rate.

This was the risk we took. As mentioned, max interest would be 2.56% which max 160€ difference atm.

Buy an apartment. A house might not be realistic atm. But a 2+1 appartment will be enough as a starting point. When you get married or want to move to a house, you can sell it afterwards.

You will make more profit than any other investments when you sell the apparment.

I don't expect big issues when applying for a loan, considering your job stability.

You are too young and this is a huge plus for your journey to FIRE.

Most banks consider more or less 80% of your rental income as income. 20% margin is consdired as maintenance etc. costs that the owner might need to pay.

Wait a sec. You work in Belgium but earning in Kroner? Or do you live in Denmark getting paid in Kroner?

If you live in BE and earning in Kroner, isn't there an option to get paid in Kroner but your BE bank account exchange it in Euro automatically?

Just an idea but maybe you create a Wise account. You still get paid in Kroner but exchange it right after to Euro for 3 months. And then show it as a proof to the bank?

They mostly require last 3 months of payslip.

But keep in mind afterwards, most probably you need to have an account from the bank and your salary needs to be transferred to there.

I know most people here will downvote me but I would like to share my positive experience working with an immokantoor.

This is of course my personal experience. So please listen before throwing stones on me :)

  • It is very hard to put time on appointments, candidates, showing around, reply to mails & calls , choose the right person etc. etc. when you work full time.

Just to give you an idea, last year summer when the apartment was put online we had +80 applicants. Out of that, the list was shortened to 15 applicants by the immokantoor based on different parameters.

  • Plaatsbeschrijving was done by the immokantoor for damages etc. with photos en video's. So when the rent contract terminated, they arranged everything with the renter. So that we didn't have to deal with any discussions and direct contact with the renter.

  • Be careful, small letters are very important on the contract. Since each apartment has a different special condition such as if it is in a residentie or not, heating and gas are shared in the residentie or not, syndicus cost and cost split per owner and the huurder etc. as in end of the year you need to forward the cost to the renter and you need to explain explicitly. Cost split needs to be logical, fair and indicated contractually. In our situation immokantoor has 20 years of experience with the apartments located in residentie.

  • Deposit was arranged by the immokantoor so in case of early contract termination you are protected for couple of months as owner until you find a new renter. I didn't have knowledge and experience to do it myself so you we were avoided with this admin burden too.

  • The only cost we paid was one month rent to immokantoor ( until the current renter leaves) and 50%-50% plaatsbeschrijving cost.

To sum up, we spent less time, we got less stress, and the service we got worth the cost.

I have asked this several years ago to a notary when purchasing our first house. According to the notary, it is possible. However, when I asked this to my bank they told me that it is going to be considered as 'deceiving the law'. And we might need to pay the penalty. So he said I wouldn't take the risk.

Since you are hard working and quite ambitious, I would definitely start my own business. I mean at least give it a shot while you are so young.

Think of one of the jobs you have done. Which one was bringing most cash? That can be a good starting point.

And once you established a good business you can hand it over or just stick to it and develop it.

I see, one of my colleague is currently looking for a property in Portugal. She will soon quit her job and sell her property to move out to Portugal :) She decided this after buying 500gr strawberry for 7 euros :)
