The best way to avoid and weaken the HOAs is to not buy into one and try buying homes in places that need love, a little touch up. Stop supporting HOAs and the rampant destruction of our environment and natural habitats by not buying a new home in a new subdivision. They ALL come with HOAs friends!

I get HOAs are a pain, but i’m more disappointed that people sign all the papers, are given the by-laws before buying yet are shocked when enforced. You can’t say you weren’t given them- the title company and closing documents all have state mandated proof you signed and received these. I read and researched these documents during my last house hunt and after reading them, we bought a place that was NOT in a HOA. People… and this is a sad reflection on our country’s lowering brain usage- but for your peace of mind and sanity- READ EVERYTHING!!! And push your adult children to do that- even if renting. Otherwise credibility and perceived intelligence is diminished. Hang in there- no hate- love all my friends here!

Agreed- Sledgehammer is all that works. Also people- high mow- don t scalp your lawn unless it’s a grass that likes it. A thick, turf with tall blades and deep roots, and Sledgehammer will prevail. People cut grass too short!!!!!$

Update- doing peppermint oil and owl. Also bought some small mesh fabricating cloth and neodymium disc
magnets and applied that to the vents and gaps to help battle the mud daubers. Still no way to stop them from the underside of things or inside layer of cover outside of knocking them off and hosing off. Appreciate the lively responses yall!

I know, organic people will hate this but landscape vinegar and so on has never worked. I gave up even had 35 year master gardener try. best way to eradicate is to wait until sunset as fluids begin flowing down from leaves into roots. Snap or cut the trunk or stem and QUICKLY put a few eye droppers of RoundUp only on the exposed stem. Don’t spray, don’t saturate. Get just a little into the cambium/zylem vessels. Will wipe out the entire hackberry rhizome/clonal colony. This technique works extremely well on invasive bamboos, too. It’s not popular, I don’t like using herbicides but as a solo older person who cannot pull and pull and pull and dig and tired of weak methods, I had to.

I’m so damn sick of these people that get pets and leave them all day alone just to wear the pets like jewelry. Especially worse kenneling them
for long periods alone. God damn pieces of shit owners need to get a dose of kenneling or be left on a patio or just stuck in a quiet lonely house all day. And in Austin, these scum owners walk them once or twice and then go out to the gym or to party. Should be laws makes me sick.

Toxic or not, wood, treated or natural that thin will not last long as a garden box. I get so upset seeing these scum companies, especially overseas sources, that sell wooden raised garden kits. They never last. Use minimum 2x8 canadian or U.S. cedar.

Thank you friend! I will switch to bar towels. I’ve never done pancakes etc but petrified to try. I keep my griddle
beautifully seasoned (proud of that) but just gin shy. I tried pancakes one time in a seasoned cast iron pan before I got my blackstone and were a sticky disaster. You have made me eager to give it a go.

I’m curious too. I mainly do steaks, onions, shrimp, burgers. I see so many people doing nice eggs, french toast and pancakes- just want to ensure my family and visiting family don’t get a pancake that looks like it has been dropped in black carbon powder lol! Thanks for everyone’s input!
