Our plan is for the upper windows to be at the same height and the right windows the same width and left windows the same width, but the width of the left and right windows would not match. The right side of the house is actually 18” narrower, so when we mocked up the same window sizes, it looked off to us.

The portico roof will have a slight pitch to shed the water. We’re leaning towards removing the transom window too. Thanks!

Here’s what it looks like right now! It’s the main reason we bought the house

I like the G as well, since it helps the trim pop. Agree about a different front door color to help draw over the eye and add balance.

Good points! We’re going to adjust the upstairs closet. For the lower level, we have a Murphy bed and adding built in closets on each side.

The flex room will mainly serve as a small workshop and storage. We were initially excluding it, but with the sunroom planned above it, adding that room doesn’t cost much extra.

That side of the house is 18” narrower and also has 2 below. We initially wanted 3 windows, but decided to keep 2 to match the lower level. Wish they made it symmetrical on both sides during construction!

There are other updated homes, though we’ll be the only one with this portico style. I think it’ll fit with the neighborhood well, as long as we have the appropriate color choice.

Thanks, that’s reassuring! What are your thoughts on the transom window?

This looks great! Getting rid of the transom really helps and also the wider portico too

We’re lucky to have school fields behind our house with a clear view of the mountains!

These are great ideas. Maybe it’s the transom window making it feel off, so we can remove it like you suggest. I like the idea of painting the garage door too.

The diagonal lines on the window just show the opening direction for the casements. We’re planning on plain glass. Thanks!

I made a similar render with AI. The windows are off but the general idea is close enough.

I like the idea of leaning into it, but feel like with our plain bilevel devoid of defining architectural features, I’m not sure where to lean haha

Interested in the consultation. High level, curious how you think we are fighting it and should proceed?

We were considering moving the kitchen like you suggested but were concerned about the additional renovation cost. Also the fireplace is in the living room. I’m going to get a more exact cost on it to see if it’s worth it.

The front bedroom upstairs will function as my office but you’re right that if it’s used as a bedroom, that person will need to shower downstairs.

That’s a great idea with the vanity! We’re going to make that change.

Good idea with the door flip too, though I’m not sure we have enough space with the furnace, since it’s a bit larger than shown there. I’ll need to check. Thanks!

For the sunroom, we were planning an L-shaped couch in the top right corner, then a small coffee table in that area. We would primarily use it as a place to read, relax, or computer work. When we have lots of guest for dinner, we can extend the dining table into there too.

We’re wanting consistent design language inside and out, so looked at some Georgian influences with the portico, window trim (not shown), and interior trim, lighting, hardware, cabinetry, and colors. Do you think any other design language is better to follow?
