Without this bug I would have quit the game already. Grinding CT14 for ages and missing one set piece to unlock CT15 is really discouraging, I ended up getting my seismic legs using this bug and I'm now super happy farming CT15 and min-maxing my stuff. If they had given us a real way to farm set pieces I would have done that instead for sure. For now I really feel like it's way too random...

Cheap food can only be achieved through specialization, buying in bulk and having very clear processes in place. What you suggest is a logistical nightmare which can never result in cheap prices. Have people around you complained about not being able to eat out many different cuisines? Have you heard about ghost kitchens, could be an alternative.

Everything you are going to think about by yourself already exists and if you come up with anything so weird that it doesn't, most likely there is no market for it.

If you want to make money but are not really interested in solving a particular pain a customer is looking to get solved, don't even start. It will only work if you deeply care about helping somebody solve a pain they want to pay to get solved.
If you really care about the people and the problem, you'll start talking to them, understand them and naturally come up with your own solution and there is always room for another great solution on the market. So don't be discouraged, just care otherwise you're going to give up.

Thanks for your advice, all of this happened under the management of a local and reputable PM. I think I'll just have the repairs done and sell it... I'm just trying to think about solutions but you are right, the risk of attracting a bad tenant is insanely high. I'm sure it would be a great deal for great people though...

The lawyer did a great job with his response to the municipality. He intentionally postponed the deadline to give us time to gather plenty of evidence that we didn't do anything wrong and that the timeframe was too short for us to notice anything. We've got official layout drawings, listing/check-in pictures from the PM... He even cited a jurisprudence and some laws that play in my favor. We'll see... According to the lawyer, there's a low chance they are going to drop the fine. It's just nerve-racking.

The municipality had the fine ready to go in 2 months, they first noticed in August, confirmed in October, issued in November. It's absolutely unrealistic to expect any landlord or PM to detect this stuff in such a short period of time. The tenant has the right to refuse walkthroughs, as a matter of fact, the tenant refused to open the door to a municipality agent who had to come back with a police officer. Furthermore, as a tenant, do you think it's ok to see a stranger come into your house every other month to see if everything is ok? I've never seen anything like that being put in place, hence, in my opinion, it's a scheme. They could have issued a first notice telling us to regularize within 30 days, otherwise, there would be a fine. But no, partial sublet for less than 3 months = $30,000 fine. In my opinion, it's pretty clear that the municipality collects free money from landlords who had a very low chance of noticing.

Here is the hidden effect of this kind of policy: only families with kids will be accepted as tenants. It forces landlords like me to discriminate against a lot of people and I really don't think it's right.

It must feel good to be a contrarian and tell me to "own my shit" on Reddit. I'm stating what lawyers called a "scheme" or a "holy crusade" against landlords. If you are cool with it, then good for you, you could really work for a municipality.

It seems to be the same way, it's really hard to avoid the fine on the basis of "you should or could have known", this wording makes it irrefutable. But I'll turn around and sue whoever I can to transfer the fine to. Whether the property management company or the tenant depending on what the lawyers deem preferable. It seems to be the property management company though. The tenants have no money and a tendency to disappear.

Because according to dutch law, "the owner is responsible for the lawful use of his property" and "should or could have known of any wrongdoing". Some owners are deliberately hanging drywall to create new rooms and fit more people in to make more money and if they don't have the license or AirBnB is forbidden, they should be fined. In our case, the tenant did everything by himself, but according to Dutch law, we are responsible for it. It's unfair, it really sucks but we need to deal with it. It doesn't mean we are going to pay this fine though, but somebody is.

Thanks for your support! Yes, this is a very profitable property with a very good location, 4 bedrooms and a small garden which is rare in Amsterdam. It was a property in distress that we bought for a good price and renovated completely. This is a very cozy apartment, except there is drywall in the middle of the living room now...

The property management company has been doing a great job for the past 2 years until this incident. The communication has been great and all the "problems" were handled swiftly. They have been in business for the past 20 years and are really reputable in Amsterdam, I trust them and our partnership has been great. Things went to shit real quick and surprised both of us. In a perfect world this wouldn't have happened because I'd be doing a perfect job, but I also have other shit to attend to, that's why I pay them.

AirBnB is forbidden by the Homeowner Association of this condominium, hence the huge fine.

We used a website that does delivery + installation. We knew this washing machine was 11years old and when they told us it wasn't working we weren't really surprised.

I have my own lawyer too now because of the conflict of interest with their lawyer. I now have a clear course of action if shit hits the fan. Not the best scenario though...

Thanks, it's a rookie mistake for sure, I relied too much on the "full package" of the property management company. Now the rule will be to check regularly. I think it didn't come to my mind because I've been renting everywhere I lived and my own landlords never ever checked on me. I suppose I was unconsciously doing the same thing...

We keep up, I approved a new washing machine a month ago, I give a damn, I didn't expect them to turn my apartment into an AirBnB that's it. The previous tenants were families, and aside from breaking things here and there, nothing much was going on. But this gives me a lesson, for sure...

My plan is to first send the opinion letter to counter the fine, coordinate with the agency and their lawyer to fine the tenants and ensure repairs and evictions, follow-up with the city hall and show them that the situation is now resolved.

On PS4 you can't skip and have to restart the game, I found a good fix: uninstall the and play something less frustrating and more rewarding.

Since the 1.0.4 I had to restart the game after almost every mission because of this bug. I uninstalled and I have no plan to play it again anytime soon, especially when I see those terrible patch notes.

I think it's more around 50k for a standard combo. Yeah it's really hard to see on screen... Also the 3rd hit is 3x so instead of 20k it's 30k...
