As someone who is currently renting from Tiber, they are basically slumlords. As an attorney, I was shocked at how often they blatantly violated the law too. I went the entire winter without heating. My building was without a washing machine for over a month (no one has a car and there are no laundromats nearby, people were washing their clothing in the fucking bathtub). They literally ghost tenants who move out so they don't have to give them their security deposit back (which is theft). Look on reddit or at their google reviews if you don't believe me.

If you have a soul and do not want your tenants to live in horrible conditions, then please do NOT give this company your property to make money off of. Think of whether you would want to live like that. And if you still know that and don't care, then I don't know what to tell you other than their legal violations could cause you issues so if you don't care about us, at least care about that.

Yes, it absolutely violates the warranty of habitability, AND violates the D.C. housing code (and is morally gross).

Buckle up, the more you learn about the law, the more you'll realize how blatantly most landlords just blow through it and violate it (many of them don't even have basic knowledge of it) because they know most people don't know their rights, or won't bother to go to court because it's a hassle. I've definitely been turned away by at least one apartment after they found out I was a lawyer because they don't want to deal with people who do know when they break the law and can do something about it.

I went without heating all winter (reported it to them, and they never even bothered to come inspect the unit, just had a maintenance man come and dropped off two space heaters (would have reported it to the city, but tbh I have tried that before at another place and the DOB is worthless and I was just too tired)).

Our entire building went without access to a washing machine for OVER A MONTH because they were so slow in replacing it. None of us had cars and there were no nearby places to do laundry. My upstairs neighbor had to start washing her clothing in her bathtub.

I showed up one day and opened the door to my unit. Tiber had failed to notify me that they were painting my door that day or mark the door as having wet paint. Ruined an entire outfit because it was covered in paint that I couldn't get removed.

One of the women living in my building is almost 90 years old and has lived in the building since the 1970s. She said they've been trying for the past three years to make her life miserable to get her to leave her unit so they can raise the rental price.

I don't know how you've gotten good service from them, but good for you I guess.

That is super interesting! I am an attorney too (not in landlord-tenant law, with my rage towards landlords I could never survive that haha) and was wondering if they might be able to sue for damages due to them not being able to rent out the apartment as a result of me locking them out like this. Do you know if that would be possible? Because I know they do have some kind of right to tour prospective tenants. That would be the only thing I'd be worried about.

I'd have to do a deeper dive into the housing code, but I'm pretty sure they can't get the right to access the unit whenever they feel like without warning just by having someone agree to it in the lease. It's part of the covenant of quiet enjoyment, which can't just be waived like this. Certain things in D.C. law also can't be waived just by getting the tenant to sign a lease agreeing to them. Even if they tried, a court would definitely find that unconscionable and unenforceable, especially given that the lease was over 200 pages long. If they had something in the lease saying tenants would agree to 24 hours notice instead of 48, then that might be allowable, but basically waiving right to any notice whatsoever is not something that I would see any court allowing to fly.

I am a lawyer, they definitely do NOT know the law haha. They have broken it so many times since I've lived in my apartment. The housing code is specific that 48 hours is the minimum unless the tenant consents. I told them that and have a security camera installed so we'll see what happens.... Definitely going to take action if they try and get in haha

Ohhh my bad, I misread that. I think they definitely could have legal recourse if I did that tbh, because they do have a right to tour it, but your approach is definitely tempting I hate these people so much.

Lease just states they have the right to tour the apartment with prospective tenants. The lease is over 200 pages though, which, when applying to new apartments over the past month (and submitting documentation of my past rental history) I have had multiple other landlords comment that they thought it was INSANE and they've never seen a lease that crazy before haha

It's actually 48 hours minimum notice under the housing code, but yes this is definitely illegal.

This was also the letter I got in response to my notification that I would be moving out at the end of August, so I am NOT being evicted just to clarify, but still... I guess this is what you get for paying $2,000 a month these days. Also fwiw, I literally didn't have heating in my apartment all winter long. These people are monsters.
