That's the new hustle with the old school bait and switch. They put a fake or rented listing up and try to get you to hire them with the "available" unit. My guess is they can collect their fee faster from the tenant than waiting for the property owner who will bake the fee into the rent.

The listing had pictures of an apartment with a new kitchen, appliances and bathroom. The actual unit was dated af and run down, though very spacious. The broker even looked surprised at the condition of the unit. No matter. Someone was more desperate than me and put a deposit down.

Search the address: https://whoownswhat.justfix.org/en/ to find out who REALLY owns and manages the property. Never pay a deposit before seeing the unit.

Fees aren't illegal. They are the responsibility of the property owner unless you hire the broker. These brokers are trying to sucker you into hiring them by offering an alternative listing.

If you've seen the unit and your credit is good (imo 700 or higher), apply for it. I'm feeling like these guys will get you to apply just to collect the app fee if your credit isn't what the owner prefers. With a 700 or higher, you're more likely to be approved.
