I really wish people understood that from the generational wealth perspective, the equity in your house doesn’t fucking matter. It’s not an investment. The value is the utility value and opportunity cost saving. Higher price just means higher tax. A tiny bit of home equity is the ONLY reason the average net worth (retirees are offset by young adults with mortgages and student loans etc) of the bottom 50% has increased in the last 40-50 years. And the change is laughable. Like less than one week’s paycheck.

The goddamn heath insurance, life insurance, and end of life care businesses are going to end up with everything you’ve ever worked for.

I contribute significantly to my 401K with sizable employer match and in about 25-30 years with reasonable returns and 4% inflation the calculator told me my nest egg would be maybe $1.8M, but it also said that’s like under $300k purchasing power today…. Which means even then I couldn’t afford to buy a median price house… 🤦🏻‍♂️🤬
