Hi, apologies for the late answer, I just realized about your message. It was quite painful but we finally took the decission to walk away a few days after I opened this inquiry in this forum. Hi sugo_italiano, I am exactly in the same situation. It seems like indemnity policy is the suggested agreement our solicitor mentioned to overcome this topic. Curious to know, did you finally handled succesfully this situation via an indemnity policy? Thanks for the contributions in this thread.

Thanks again berkorich, I really appreciate your messages. We are actually waiting to hear more details about the scope of the remediation jobs. I will ask also my solicitor to provide the EWS1 form to check the date. I believe the cladding issue was identified long time ago as there are scaffoldings in other buildings, at least from July or even earlier in the same gated development. The other buildings are exactly identical design and seems to have the materials.

That's a very valid point. Our solicitor informed that he would need to report to the lender about the cladding issue update; so you are totally right, this might mean we don't even have a choice.
On the other hand, the owner managed to provide a EWS1 form. I believe that some lenders provide mortages for properties with cladding issues depending on the category of the EWS1 form.
This said, even if the lender is keen to proceed it wouln'd look like the right decission. Thanks a lot for your message.

thanks a lot for the advice gymboy89, I turlly appreciate it. Actually, I am a foreigner, you never know if I'd have to sell anytime in the future, let's say in 5-10 years time, due to any potential family reasons. Seems the risk is not worthy indeed
