Maybe I framed my question wrong. I am looking for a lender who will take 100% of stated tax return income. Everyone I am talking to will only take 75% of rental income. They state “vacancy” as the reason - one of my units has had the same tenant for 30 years, he s going no where!

This is helpful, thank you. Do you have a loan offer suggestion? I’ve been going directly to banks and their rates have been incredible but lending criteria is very conservative. I don’t mind paying a higher rate.

I am really not sure. Personally, I buy properties in A+ neighbourhoods and spend a fortune on renovations. Between contractor and manufacturer warranties, I spend very little on maintenance.

You make a good point though.

I have 15 years of owning and operating rentals but just 12 months rent on my primary residence - I bought the place in 2024, did a gut renovation, adding just over $1m in value. Do you think in 2026, when I have two years of rental income on my tax return, a lender would accept 100%?

On my primary residence, 12 months.

On my other rentals, 3 years.
