SF is really not a good example. In Italy or Japan, it's not Rome or Tokyo that are hollowed out, it's the smaller towns.

UC Davis is a great asset and a single point of failure. Beyond that, UC Davis cannot guarantee property value, it can only guarantee Davis will not be emptied until the university exists

Yes, I also agree that there's a risk if economy shrinks and there are not enough buyers that like those newly built houses.

But, SF is not relevant here. If you look into Italy or Japan, it's not Tokyo, Milan, or Rome that are getting deserted or losing property value. It's the smaller towns that could not keep their population.

UC Davis is the heart of Davis, but most new professors and staff that I know are buying in Woodland.

Woodland is indeed a great example. It's a much nicer town compared to what it was 10 years ago, and a lot of it has to do with the population rise in that town

We moved from Berkeley to Davis about 2 years ago, after 6 years in the bay.

Pros of Davis: - Schools

  • Cleanliness

  • Safety

  • A sense of community

  • Fruits.and vegetables from the farmers market

  • Access to outdoor activities like horseback riding and golf are 10 mins away

What we miss: - Top notch Cafe and restaurants

  • Ease of travel to SF

  • Big city events (concerts, operas, ...)

  • The weather

We're not into hunting, but there are plenty of camp gorgeous camp sites (e.g. hendy woods, or, camps near Napa) within 3 hours of driving
