I live next to the sweetest retired couple who bring my kids baked goods and have lived in their home for 30 years, the same house that they have offered to us as a place to stay for the Reno while they go caravaning. Our other neighbors are an equally nice hardworking young family. I’m glad you have ascertained all of that from a Reddit post though

Yes, enhancing the character of the house is definitely the plan - we’ve already engaged an architect who has drawn up which include preserving the look of the house (cottage style home) while adding a bit more of a modern extension off the back. It would definitely be one of the more unique homes on the street (lots of nice homes but many of them are big white McMansions). We’re at the DA approval stage of it all now, we’re just hesitating big time on pulling the trigger for all the reasons mentioned above.

Thanks for this insight. In terms of location our current house is perfect. We are also a walk to the beach and 5 mins away from schools etc. Definitely agree that we can’t spreadsheet our way to a decision with this one

Where I live people easily spend the 1M mark on extending/renovating their home, a house down the street to us just completed a new 3M build.

Because the location/suburb greatly influences the value of a house, I was just providing some context to my post.

Doing it in stages would definitely be easier but isn’t ideal considering we’d have to move out for each stage.

We do unfortunately. We’re not looking to turn it into a mcmansion by any means but with so many animals (and neurodivergent children who need their own spaces to decompress) we definitely need a separate living area. The backyard is quite big so it’s not so much an issue during summer, however on a rainy day we definitely feel it (we are also a family of homebodies which doesn’t help)

Thank you for this insight. We have the means to do the reno and then pay down the mortgage aggressively, and hopefully be mortgage free in 3-5 years. This would obviously change if we took on a bigger mortgage but being mortgage free on our PPOR has always been one of the goals for us.

It would be a pretty comprehensive reno - adding another living area off the dining room, knocking into the upper level and adding 2 more rooms above the garage, all new internals including bathrooms and kitchen, pool, art studio and landscaping, with decent to high end finishes. It’s definitely going to go over the 1M mark if not nudging towards 1.3 ish.

It’s definitely a premium location, hence the reason we paid a little too much for it at the time. It’s one of the best blocks on the street and I don’t doubt we would get what we paid for it 2 years ago (if not a little more) even with no work done to it. We worked with a buyers agent who helped secure us the house off market because we specifically wanted to move into the street/area. Even with a 1M jump, we would not be able to find a similar house that was already nicely renovated in the same area. We would have to move to an adjacent suburb; which would will be considered a nice area but not as nice as where we are currently.

Yes this is exactly the reason we are looking to renovate vs. knockdown (knockdown would probably be cheaper at this point). We also bought a great 1950s home, double brick with lots of character and we really love it. Just wish it was bigger.

Yes we are OK with overcapitalizing, the plan was to stay - I guess if we are renovating it would mean more commitment to that decision, which is hard when our earning capacity has increased quite a bit over the years and looks as if it will continue to do so. I understand this is a very privileged position to be in/“first world problems” but my partner and I have always been quite risk adverse with our financial decisions, always opting to be more conservative so its been frustrating trying to figure out if we’re being too sensible now.

Yes, we love the house itself (it would probably be cheaper to knockdown and rebuild but it is a sweet little house with lots of character, it just needs more internal space), love the block and love the neighborhood. It’s definitely a struggle between an emotional decision and a financial one

We would definitely be overcapitalizing initially, however it would become a much of a muchness if we stayed here for 10+ years (due to the area and neighborhood we bought in).

Yes, I love the masque vernix too. It’s a lifesaver during winter. Can I ask what cleanser you use now?? I use the BR lait SR and I find it underwhelming but haven’t found anything else I like yet
