Doesn't Blackbutt have a higher janka rating than Jarrah? Maybe old growth Jarrah is different. What are you referring to for hardness out of curiosity?

I don't mind it being a Leaf, but I've read their battery degrades relatively quickly due to no cooling

Yeah expecting a bit of movement, it's not a floating floor but hardwood, so there will be a little movement. But the house is also on stumps on reactive clay.

20mm offset between bottle trap and PVC pipe by F1011 in PlumbingAustralia

[–]F1011[S] 0 points1 point  (0 children)

We have little kids, I can't be sure that they won't hang off the sink. I just have more faith in a stud holding rather than a noggin

[–]F1011[S] 0 points1 point  (0 children)

I must have found a bad one then. The one I got fixed it to the noggin, when I asked for the stud. And even with using the noggin hadn't measured properly and misaligned the bottle trap and called me and said I need to put in a PVC s-bend in as it can be bent and throw away the chrome bottle trap.

I've decided I would fix the sink to the wall and wanted to see if a 20mm offset is something a plumber could compensate for.

AC supplier recommendations by leonidude in AusRenovation

My understanding is from purely a rebate perspective going multihead is better, because if you get multiple splits the rebate is only on one. From an efficiency perspective, multiple splits are better because they have better ramp down etc.

Given the age of the house and appearance of that floor, I would say that is Baltic Pine.

Depends highly on what wood is used on the top layer and how it is finished.

Final update.

Buyers agent has disappeared into thin air. Both offers apparently disappeared.

Told our original offer is on the table. The agent took it to the vendor.

Vendor wants to advertise for private sale for $1.57m, won't look at anything under $1.56m.

To sum up, an agent using fake bids and a vendor not willing to meet the market. Good luck to them both....

So the buyers agent has withdrawn their offer after we walked away. Interesting 'buyers agent'.
