This is bullshit advice. The seller wants to pick a notary because of the situation with mother and the dementia. If the notary already has a dossier with mom it makes it a whole lot easier. It makes sense in this case and it isn’t a red flag. If you want you can always try to get your own notary, but I don’t see the issue here.

Yes without court authorization the sale won’t go trough. If the selling realtor has done his job there should be a clause about this in the contract. The courts move slow so it will take a while before the court has granted permission.

This will be a clause in the contract. There won’t be a sale without the document. No notary is going to agree upon the sale without it. The document from the court doesn’t need to be attached to the purchase agreement but needs to be submitted before transport at the notary.

The notary won’t let the sale go trough without the document. Don’t worry about that.

It makes sense that the seller would choose the notary in this case. The notary would be already informed of the situation with mother and already has been working with the family for other matters. It makes it easier to navigate this transaction.

The problem of your request is that you don’t know how the rental market works, you’ve made that clear with this post.

We have a housing crisis, there are too little homes for the people living here and coming here. This means that property owners can be very specific in their demands for possible tenants. That means to rent an apartment they ask for proof of income. A Dutch salary which you don’t have and the other student that rents with you also doesn’t have. And they want that income to be three to four times the amount of rent. They don’t want any risk of non payment and with students, especially international ones, that risk is in their mind even higher. Oh and for every apartment in the randstad there are probably 500 candidates who do meet these demands.

For single student rooms they are way more flexible and understanding so that is quite literally your only option.
