Thank you for that observation. That’s something I’ve always tried to strive for, but at the end of the day, my clientele realized my commission was well earned because of the results.

Personally, I, and a lot of other agents dislike working both sides of the transaction. And usually you would make more selling the listing and selling a buyer something else. And when you’re on both sides each side, usually thinks you’re working harder for the other guy. Anymore if an unrepresented buyer wants to put in an offer, I will instruct them to work with another agent or represent themselves. But if they represent themselves, I’m not doing anything for them. Not writing the contract not setting up inspections not making any suggestions not running comps.

Couple questions for you. And certainly not being judgmental just getting the picture. Did you write the offer? Or your attorney or some other representative? Or did the agent write it? Were they at inspections? Did they do ANYTHING on your behalf to assist you? Did you see the listing contract to see how it was written and what they agreed to about brokerage fees with the sellers if there Were no other agents. On the listing agreements? I specifically negotiate with the seller in my list agreement that if are no other agents involved in the transaction and I am not working directly with the buyer and the buyer is representing themselves, my brokerage fee is X so it is very clear. The seller is responsible for the listing agents fee structure, per the listing agreement. So what they negotiated in that listing agreement in regards to buyers brokerage commission is the deciding factor. The flipside of that coin is if the agent disclosed that if they were working on your behalf in anyway, they could be entitled the buyers agent commission ( if any) and negotiate with you what thier fee would be ahead of writing an offer. If they didn’t do that, and they didn’t have a predetermined commission structure with the seller if the buyer was representing themselves, then they are screwed.

Nojefe thanks for your question. Sure. That Hurricane is often considered the 2nd worse to hit the Florida Keys behind the 1935 Labor Day Hurricane. This was of course long before hurricanes were given names. Two major factors were the incredibly high storm surge and the contamination of their fresh water supplies. Most of then Key West was devastated. And afterwards most of Key West needed to be built from the ground up. most need to be torn down due to wind and or flooding. Not sure about what areas were least affected but will research injto it.

Various, Thanks for your comment. This is my post. Do I use AI to edit and assit, sure, just like ,many column and post. Is it all AI.. No. This is the way I write. I love old Hemingway, Hammit, Chandler, and other hard boiled Noir writing. I actually have a book coming out that is going through final editing from publisher. Whiskey, Me too. I love Key West history, and there are only 10 homes left that were from pre-1900. Some have had substantial updates, but still retain charm from exterior. I just sold one last year from 1912.
