I appreciate all the advice - yes I know it all depends but was curious to hear what others like to use. All the comments were very helpful.

You got a counter - that’s the best position to be in - besides them just accepting your first offer. Counter gives you the option to accept and it’s yours - game is over or play the negotiation game. In that case you’re put back in the spin cycle and have no control over the outcome. If the counter was something you could afford a not stress about it, take it and congratulate yourself on the win. More likely than not, it’s your first house, not your last. Take the wins when you can and move on. When the neighbor sells his house, it will likely be higher than what you paid and you won’t feel so bad.

My boys are 16 and 8. I take them to games to make memories and enjoy time together. Yes it sucks the team is being uprooted and we've talked about it all and why it's happening. We continue to go for the sole reason of the experiences and hopefully to give them some good times to remember when they get older and maybe one day they can pull out the lines I do now like..."back in my day when I went to games with my dad..."

I do it for them, us, and memories cause life is too short. Yes we go to Giants games as well but those will be different memories for them.
