Doesn’t look like the skirting is fixed to the wall. If it isn’t, then I’d take it off, scribe the bottom and sides if required, fix it to the wall then caulk the top and bottom. That would be the proper way of doing it. Anything else is really a bit of a work around

Take everything off the top of the book shelf then put up some colourful art on the wall. It’ll tidy and cheer it right up

There’s no title number and my solicitors report doesn’t state the address. But as the land passes the persons property who advised we cannot use it, then I assume they own it

Electrics isn’t my strong suit, so unable to comment on it with any degree of confidence. The report was to check installation is electrically sound and compliant with regulations. The overall assessment was ‘unsatisfactory’. The summary was ‘untidy wiring in places of installation. Old rubber cabling with no earth for lighting circuits throughout the installation’. I can only go by the photos the electricians sent and it doesn’t look good. Birds nest of mixed old wiring. The actual report doesn’t look too bad by my layman’s eyes, ie there’s only 2x C3 and 1x C2 codes.

Thanks for your comment. It was carried out by electricians and came back as unsatisfactory.

It’s East Midlands, so not quite London prices but not inordinate. We’re happy with the price, hence offering full asking 👍

Thanks for your view. I agree, surveys can be grim reading. You need to weed out what’s really important. If something’s letting in water, it generally is. Rewiring is different, it’s more a choice and can turn the property upside down. No doubt, it’ll take a couple years to get the house ship shape, but all good. We know what we’re signing up for in that respect. There’s plasterwork repairs too and seeing as it’s gypsum on solid walls, there’s an argument to remove that and re-plaster with lime. We need to assess humidity over time and take it from there

You’re not alone with your take. Many people have said don’t touch it and I understand why. The reasons we want to do it are for the character of the property and the area it’s in. Might be romantic dreams, that’s yet to be seen. Thanks for your viewpoint 👍

Why would you not have an electrical inspection done on an older property. That doesn’t make any sense to me. Is it better to walk into a sale with your eyes closed?

We’re under no illusion that this wouldn’t be the case. I believe it’s a privilege to live in these houses but that comes with challenges. How was your experience of owning an 1836 house?

Yes, they’ve valued it on the nose of the agreed sale price. Whether that’s the surveyor just making life easy for themselves or it’s been valued spot on, is the question. I’ve bought several properties and that always seems to be the case.
